Hiking trails and commercial thoroughfares surround planned housing developments

Telephone wires, small brick churches and narrow streams decorate the landscape in Bradford Hills, a suburb about 15 miles outside Downtown Nashville. Carefully planned subdivisions are shaded by oak trees, and some homes serve double duty as rehearsal spaces and recording studios; even on the outskirts of downtown, the music industry's influence is keenly felt. Just a few miles outside the neighborhood is Radnor Lake, "One of the most photogenic places you can go," according to local Realtor and Nashville native Reed Sircy. Here, hiking trails offer an escape from the crowded commercial thoroughfares that surround Bradford Hills; commuters have come to expect traffic along Interstate 65 around rush hour. Sports bars and small motels stand next to big box retail options, and the smell of barbecue adds a distinctive southern charm along Nolensville Pike.

Subdivisions with repeating floor plans

Most homes in Bradford Hills were built within the last two decades, although prospective buyers will find the occasional mid-century ranch-style. "There's a couple of floor plans and that's repeated," says Maria Kemp, a Realtor with The Wilson Group. "They'll all look very similar, brick on the front." Prices for a standard three-bedroom townhouse with a two-car garage can start around $350,000 and reach upwards of $450,000; by contrast, attached homes in brand-new boutique communities can sell for upwards of $800,000. Many come with smart thermostats, surround sound and walk-in closets. Single-family homes in traditional and Colonial-inspired styles start around $550,000 and regularly surpass $750,000 depending on square footage. In some cases, five-bedroom estates on quiet cul-de-sacs are listed for over $1 million. "Lot sizes aren't huge, but most have enough room for a patio or deck," notes Kemp. Hilly streets mean raised foundations and challenging jogs; they can also mean picturesque views at the neighborhood's highest points.

After freshman year, four academies at Overton High School

Students in Bradford Hills are incorporated into the Metro Nashville Public School System. Until fourth Grade, they can attend Granbery Elementary, which earned a B from the educational review site, Niche. Fifth through eighth grades are spent at Henry Oliver Middle, which has a C-plus, and John Overton Comp High has a B-minus. After Ninth Grade, there are four academies to choose from at Overton: the Academy of Engineering, the Academy of Health Sciences, the Academy of Information Technology and the Academy of Interdisciplinary Research. Students can pursue career-related pathways in everything from web design to plumbing, and the neighborhood is also home to a Montessori Academy for kids in pre-kindergarten through 12th Grade.

Access to Radnor Lake State Park

About 4 miles outside the neighborhood — a little over 10 minutes — is Radnor Lake State Park. "Radnor Lake is one of the biggest draws for the area, it's one of my favorite places," says Maria Holland, a Realtor with RE/MAX Homes and Estates, Lipman Group. The nature preserve extends over 1,300 acres and features close to 8 miles of hiking trails, one of which is wheelchair accessible. Holland also highlights the Vanderbilt Dyer Observatory, "a hidden gem" that dates back to the early 1950s and hosts space-themed summer camps, telescope nights and Q&A sessions with astronomers. It serves as the stage for the Bluebird on the Mountain Concert Series throughout the summer and fall, and guests set up blankets under the stars.

Proximity to shopping in Lennox Village, Nolensville and Brentwood

Although Bradford Hills is almost entirely residential, Kemp highlights the accessibility of shopping in surrounding areas like Lennox Village and Nolensville — "It reaps the benefits of these more commercial areas," she says. Stop by Eggstravaganza Cafe off the Nolensville Pike, which is known for serving dishes like Shakshuka, pierogies and biscuits and gravy to diners at wooden booths. Up the street is Edley's Bar-B-Que, a Nashville-area chain where smoked ribs and brisket are plated alongside grits, mac & cheese and plenty of hand wipes. For groceries, head to the Publix at the Concord Village Shopping Center or the Kroger in Mill Creek Town Center. There are more options to the west of Interstate 65, and Nippers Corner is to the north. On the last Thursday of the month, Sweetwaters Coffee & Tea hosts a stand-up comedy showcase; tickets are $5, and drinks are buy-one-get-one free.

Paved greenways in local parks and classes at Crag Climbing Gym

East of Nolensville Pike is Mill Creek Park & Greenway, a hiking area that includes over 6 miles of paved trails. There's parking at the end of Sunnywood Drive, and there are also spots available off Pettus Road near Pettus Park. It's not uncommon to spot deer grazing near the cattails early in the morning at Owl Creek Park in Brentwood, and the Crag Climbing Gym is a go-to no matter the weather; there are bouldering walls, youth classes and membership opportunities.

Rush hour traffic into Downtown Nashville and votes for expanded public transit

Although Downtown Nashville is only about 15 miles away from the center of Bradford Hills, traffic along Interstate 65 gets heavy around 5 p.m. "Transit is an issue here in Nashville," notes Kemp, adding, "Our mayor has put forth plans that we're going to vote on." As populations continue to grow in the Nashville Metropolitan Area, residents hope to see the expansion of WeGo bus routes and commuter lines. Approximately 13 miles from Bradford Hills is the city's international airport, and hundreds of planes fly out daily to cross-country destinations and beyond. Residents can access medical care at TriStar Southern Hills Medical Center, a 136-bed facility off Nolensville Pike.
