Charming neighborhood with quick access to breweries and cafes
Charming cottages from the early to mid-20th century fill the grid of streets in Cleveland Park. Residents are a short distance from craft beer tastings, coffee meetups and award-winning dining. “Cleveland Park is nestled between downtown and East Nashville, making the location great for access to all the fun dining and nightlife in East Nashville, as well as the business district downtown,” says Brittany Hall, a Realtor with Benchmark Realty, who lives in Cleveland Park. “We are already seeing more dining, nightlife and new housing being brought to the Cleveland Park area. There are now dozens of restaurants, coffee shops and local bars within walking distance for local residents.” The neighborhood includes institutions like Winfrey’s Barbershop, which runs out of an inconspicuous red brick building nestled among many bungalows. Vernon Winfrey, the late father of media mogul Oprah Winfrey, opened the business in 1965. “It was nothing to drive by his barbershop, and he would be standing out there,” says Brian Copeland, an agent with Nashville and Beyond, who was given the nickname “King of Cleveland Park” for starting his home sales career in the neighborhood. “That was Oprah’s stomping grounds.” Cleveland Park lies about 2 miles north of the East Bank, which is set to undergo a massive transformation with the construction of software giant Oracle’s world headquarters and the Tennessee Titans’ new stadium. These plans are expected to impact surrounding neighborhoods.

A blend of early 20th century cottages and contemporary builds
Although Craftsman bungalows are the most common houses across Cleveland Park, they share blocks with other styles like Foursquares and Queen Anne cottages. “You name the historic style. With the exception of Italianate, it’s in there,” Copeland says. Residents enjoy views of the Nashville skyline from their homes. The houses sit on compact lots, many of which are enclosed by chain link and wood picket fences. Many driveways are also naturally carved out of the lots. Passing by tall and mature trees, sidewalks run along Cleveland Park’s streets, giving the neighborhood a feature not common across Nashville’s residential blocks. While Cleveland Park has its share of new builds, several classic bungalows have undergone extensive renovations and rebuilds. Size, age and condition all play roles in sale prices. Some smaller and out-of-date homes cost between $200,000 and $400,000, but most homes and townhouses range from $400,000 to $800,000. Large new builds and renovated homes can sell between $800,000 and $1.5 million.

Breweries, cozy cafes and Japanese cuisine at James Beard finalist
Morning commuters can stop along Douglas Avenue to pick up beverages and pastries at either Retrograde coffee or All People Coffee & Beverage Hall. A mural of a rose-themed acoustic guitar and flock of birds adorns one side of All People. Inside, brown leather chairs under bookshelves invite patrons to stay a while and maybe even play a couple of games of checkers. The Southern Grist Brewing Company runs its East Nashville taproom farther down Douglas. East Nashville Beer Works in Highland Heights to the north offers another close destination for local craft beer enthusiasts. Beer Works keeps a gravel space with slides and short climbing walls for children. South of Cleveland Park, institution Redheaded Stranger serves Tex-Mex fare that include a variety of tacos and a green chile cheeseburger. Fans of Japanese cuisine can go to Kisser, Nashville’s only James Beard finalist for 2024. Audrey in neighboring McFerrin Park has been covered by Conde Nast Traveler and showcases founder and Chef Sean Brock’s Appalachian roots. “They’re consistently ranking in every single list, as far as high-end cuisine,” Copeland says. The agent has a friend in Miami who often makes a point to stop by one of the restaurants when visiting Nashville. “She loves going to Audrey, and [that was not something] we saw in the area, even seven or eight years ago,” Copeland says. Publix and ALDI to the east provide a few grocery shopping options.

Ample green space at Shelby Bottoms Greenway
On the eastern end of the neighborhood, the Cleveland Park Community Center offer activities for kids. The recreational venue also shares the site with the the neighborhood's namesake park. Park pavilions accommodate events and picnics. Shed Fitness on Douglas is among several fitness studios here. The 336-acre Shelby Park and 950-acre Shelby Bottoms Greenway and Natural Area are East Nashville’s most prominent green spaces. They provide miles of both paved and natural trails through different habitats. When Oracle completes its more than $1 billion project on the East Bank, Cleveland Park will be close to more new parks and greenways. Plans also call for a pedestrian bridge over the Cumberland River and a floating concert stage.
