Haynes Area
Older bungalows and new condos
The dense residential streets of Haynes Area are filled with brick ranch homes, Craftsman bungalows and Split levels surrounded by thickly wooded areas that create a small-town feel outside the bustling city. “There are still some great-sized lots in the more suburban areas, where you can see your neighbors from the window but also feel a sense of seclusion,” Russell says. Single-family homes built in the 1960s and 1970s range in size from 1,000 to 1,700 square feet, typically costing between $320,000 and $500,000. Subdivisions full of 1,500- to 3,500-square-foot contemporary builds with multi-car garages and fenced-in backyards go for $450,000 to around $650,000. In the southern part of Haynes Area on the Cumberland River are 2,000- to 3,000-square-foot townhomes and condos built in 2023—with downtown views—that are priced from $600,000 to about $750,000.Commuting to Nashville on I-24
Haynes Area lies about 5 miles north of Downtown Nashville, which is accessible via the nearby entrance to Interstate 24. Several WeGo Transit bus stops are dispersed to the west along Buena Vista Pike and to the east along U.S. Route 431.Nature trails and community centers
Hartman Park Regional Recreation Center provides indoor and outdoor activity space for all ages. Children enjoy the playground, while athletes use the outdoor athletic courts and fields. There’s an indoor pool inside the center, as well as a full fitness facility that includes sports courts and tracks. Trail walkers can use the park’s entrance to the Whites Creek Greenway, a 4-mile out-and-back paved pathway. For a more immersive hiking and nature experience, Haynes Area is just 4 miles south of the rich forests surrounding The Trails at Fontanel. On the other side of the Cumberland River, Ted Rhodes Golf Course offers 18 holes of public fairway.Groceries and take-out in Haynes Park
Haynes Area is almost entirely free of national brands and retailers, so residents head to nearby Haynes Park for most of their shopping and dining needs. There, they can grab groceries and essentials at Kroger or the more local Hunter’s Hometown Foods. For lunch and dinner, community members fill up their plates and their stomachs at both Big Mama’s Soul Food and Real Deal Barbeque Grill.

Students in Haynes Area are part of Metro Nashville Public Schools. They can begin with a 13-1 student-teacher ratio at Cumberland Elementary School, which receives a C-minus Niche grade. Students can progress to a 15-1 student-teacher ratio at Haynes Middle School, which Niche also grades a C-minus. Maplewood High School, which Niche scores a C-minus and ranks in the top 20% of best high schools for athletes in Tennessee, serves the community’s older students. Also in the area are Clara Mohammed School—which provides a primarily Muslim education—and St. Pius X School, a Catholic school.
Lounging and spectating
The Haynes Area community is known to get together at BigLove Smokes, a local cigar lounge that customers say feels like a family reunion. The lounge hosts poker and bingo nights and even the occasional paint night. Locals can also kick back with a drink and enjoy live music on the patio during the spring and summer months. Across the river is the Tennessee Titans practice facility, where the local NFL team holds its off-season sessions that are open to the public.
