Within walking distance of walking trails and parks, boasting the allure of downtown Nashville just south of the Cumberland River, Haynes Park is a neighborhood that has often been overlooked by the city but is finally getting the attention it deserves with a range of beautification, safety and revitalization efforts, such as adding an interactive chalk wall in Hartman Park. “Haynes Park is one of the few areas in Nashville that is still affordable, where you can score a house for under $400,000 and still be 10 minutes from downtown,” says Steven Russell, Realtor with Reliant Realty Era Powered, who has over 19 years of experience in the industry. The neighborhood is a blend of convenience, with proximity to public transportation, while Nashville’s job market and entertainment options are just minutes away.

Ranch-style homes and Split-Levels

The neighborhood’s landscape consists of almost exclusively ranch-style homes built in the 1960s and 1970s, with a few Split-Levels and colonials scattered in between. “Haynes Park has some great sized lots. It’s more a suburban neighborhood, where you can still see your neighborhoods but also feel a sense of privacy,” Russell says. Boasting average-sized lots over a quarter of an acre, residents have more than enough room for backyard barbecues and a game of catch with the kids. Prospective homebuyers can expect a median sales price for a single-family home to hover around $330,000, ranging from the low $200,000s to the mid $400,000s. Here, one can score a three-bedroom, two-bath colonial with hardwood floors and 1,100 square feet of living space for $280,000 or a modern, recently flipped rambler with stainless steel appliances, exposed wooden beams and updated, bright bathrooms for $375,000.

Average schools in Haynes Park

The Metro Nashville Public Schools District serves the neighborhood. Here, students attend Cumberland Elementary School, Haynes Middle School and Whites Creek High School, all scoring C-minus ratings on Niche. However, Whites Creek High scores a solid B-minus in the sports category on Niche due to its competitive athletics department. Students can choose from various after-school teams, such as football, basketball, track and field or tennis.

Afternoons in the park

On the cusp of the neighborhood, within walking distance, is Hartman Park, home to a community center, a well-equipped playground, tennis courts and the Whites Creek Greenway, a paved walking trail that winds around the creek. On a clear day, it’s common to see walkers and bikers underneath a canopy of greenery. Timothy Park is also within walking distance, providing a small playground for kids to run around, a basketball court, and an open field where friends and neighbors can meet for a pickup soccer game. On a rainy day, residents can also check out the Nashville Public Library Bordeaux Branch, offering a range of classic and new reads.

Locally owned eateries and shops

For a bite to eat, the Real Deal Bar BQ Grill is a popular spot for fresh pulled pork slathered in sauce, while China Spring is excellent for an easy takeout meal on a busy evening. Down the street along Clarksville Pike, 400 Degrees Chicken food truck is another beloved spot for a quick lunch on the go. Downtown Nashville's allure

Haynes Park residents regularly host fish fries and other small events in an effort to enhance a stronger sense of community. However, about 7 miles from the heart of downtown Nashville, residents can attend one of the many events the city holds, such as the annual Music City Hot Chicken Festival, celebrating Nashville’s famous dish. Every July 4th, East Park is full of attendees enjoying a variety of food vendors while live music from local bands plays in the background.

Nearby public transportation

Clarksville Turnpike, also known as US Route 41, borders the neighborhood to the west, providing a direct route into downtown Nashville. Bus stops are located along the pike, Haynes Park Drive and Kings Lane. Along with US Route 431 to the east, these major roadways and accessible public transportation let residents easily commute around the city.
