Roots in comfort food and whiskey
Known for whiskey, historical structures and southern comfort food, Leiper’s Fork, Tennessee, is perched near the top of the Natchez Trace Parkway. The two-car lane town is a historic district on the National Register of Historic Places. Galleries, live music, boutiques and spectacular vistas mix with the historical sites. “Leiper’s Fork has rolling hills and rolling terrain,” says Jane Hunter Hicks, who has sold homes in the community for 12 years with Leipers Fork Realty. “The best qualities are the beauty of the area and the quaintness.” The village was established in the 1800s and served as a rest stop for travelers. Since the community has resisted urban sprawl, Leiper’s Fork has maintained its small-town charm. And less than 600 people reside in the area.

Multiple housing styles on large lots
Hicks says that there is an eclectic mix of housing — there are farmhouses, colonials, sprawling estates and Cape Cods, to name a few. “What’s nice is the housing is spread out,” Hicks says. “And some homes sit on 5 acres.” Average parcels are about 8,276 square feet. Housing costs hover between $465,000 and $18 million, and less than 2% of structures are commercial properties.
