A historic neighborhood in buzzing East Nashville
In the late 1800s, electric streetcar lines connected east Nashville to downtown, transforming a neighborhood that was once settled by the elites, into a more accessible suburb. Through this development, the area known as Lockeland Springs began to grow, and a new class of teachers, railroad workers and merchants moved in. By 1978, residents founded the Lockeland Springs Neighborhood Association, a group that is still active today and hosts events like porch parties, holiday celebrations and general meetings throughout the year. As East Nashville’s commercial development has increased – specifically in the neighboring community of Five Points, an artsy dining and nightlife district – so too has the demand for homes. “Lockeland Springs has been one of the most desirable pockets of East Nashville for quite some time because that’s where the neighborhood really started to transition after the 1998 tornado,” explains Realtor Robert Drimmer. “It’s right beside Five Points, a commercial hub that everyone in the neighborhood walks to.” Nashville native and Realtor Griffin Jamerson echoes this sentiment, “It’s the best part of East Nashville. Lockeland Springs still feels like old Nashville. Its historic, well-kept homes make it both traditional and unique. It’s the type of neighborhood that people who visit Music City expect to see.”

Some of Nashville’s best-preserved historic homes
Lockeland Springs has some of the city’s best-preserved historic houses – and with that, some of its highest prices. The average home value here is more than $300,000 over the average for the Nashville metro area, and homes sell after an average of 18 days, less than half the national average of 44. “A lot of the homes here were built between the late 1800s and the 1920s,” Jamerson says. “There are very active neighborhood associations and historic societies in Lockeland that work to preserve the older homes. Many people are interested in buying older homes for their unique accents such as intricate moldings and pocket doors.” Most homes here are historic – buyers will find early 20th-century farmhouses, Craftsman and Tudors – and new builds typically mimic the architecture of the neighborhood’s original homes. In Lockeland Springs, $500,000 to $1 million can buy a sizeable, well-restored single-family home, and a million to $2 million buys new builds and historic homes that are particularly large or architecturally unique.

East Nashville dining and nightlife
Five Points’ dining and nightlife scene feeds into Lockeland Springs, which also has its own collection of bars, restaurants and bakeries. Five Daughters Bakery sits at the neighborhood’s northeast corner and is known for its croissant-like 100-layer donuts, and its paleo and gluten-free pastry options. Beside the bakery, Two Ten Jack is a modern Japanese restaurant serving ramen and sushi, and Graze serves plant-based breakfast, lunch and dinner entrees. Bill’s Sandwich Palace, central to the neighborhood, serves an eclectic mix of hearty sandwiches and the Frothy Monkey on the south end serves coffee, brunch and dinner. The neighborhood’s best-known restaurant is Lockeland Table, which serves upscale Southern food in a rustic setting. “Lockeland Table is the quintessential farm-to-table restaurant,” Drimmer says. “It’s owned by a local family in a beautifully repurposed building.” He also recommends Urban Cowboy, a neighborhood bed and breakfast with a restaurant and bar. “It’s set in a beautiful old Victorian home with indoor and outdoor bars and fireplaces where people will sit and have cocktails in the wintertime,” he says. “It’s very vibey and cool.” For groceries, residents shop at the ALDI or Kroger in the neighborhood’s northwest corner. Nightlife options include Chopper, a colorful tiki bar on Gallatin; Dion’s Bar & Grill, a cozy diner and dive bar; and Lipstick Lounge, a bar with karaoke and trivia.

The Lockeland Springs Neighborhood Association and Holiday Lights Trolley Tour
The Lockeland Springs Neighborhood Association hosts monthly porch parties, quarterly general meetings, summer movie nights and the Lockeland Springs Home and Garden Tour each spring. Each December, residents can buy tickets to the neighborhood’s Holiday Lights Trolley Tour, where passengers ride a trolley through Lockeland Springs to observe the lights while enjoying a glass of wine or a hot cider.
A walkable East Nashville neighborhood
Lockeland Springs is a pedestrian-friendly neighborhood 3 miles northeast of downtown Nashville. Residents can walk to neighborhood schools, restaurants, grocery stores and the neighboring Five Points dining and nightlife district. Driving downtown takes about 10 minutes, and the WeGo Public Transit bus takes 30. The nearest medical center is Nashville General Hospital, 5 miles west. The Nashville International Airport is 8 miles southeast.

After Lockeland, students attend East Nashville Middle School and East Nashville Magnet High School, both of which have C-minuses on Niche. East Nashville Magnet High School is an International Baccalaureate World School offering Advanced Placement, dual credit and dual enrollment through Nashville State Community College. Lockeland Springs is also home to the Episcopal School of Nashville, a private elementary school with an A-plus on Niche.

Lockeland Springs is home to the city’s smallest park, Bass Park, a green space beside the historic Holly Street Fire Hall. The 300-acre Shelby Park borders the neighborhood to the east and offers a playground, baseball fields, a public golf course and a boat ramp into the Cumberland River. It’s also home to the Shelby Park Community Center, which has a gym, tennis courts and after-school and summer programs for kids.
