McFerrin Park is a neighborhood in the middle of rebirth. In the heart of East Nashville’s eclectic art scene, this small neighborhood has become an exciting place to be. “It’s an up-and-coming neighborhood. There is a lot of commercial development happening just to the west of McFerrin Park. Between the software giant Oracle Corporation building a 65-acre campus and the River North project bringing in apartments, office space and retail, the entire East Bank of Nashville is being transformed,” says Realtor Shane McCarty of the McSquared Group, a Nashville resident.
From bungalows to postmodern homes
The first homes in this urban neighborhood were built in the early 19th Century. Homes built over the next two centuries represent a range of architectural styles from bungalows to Victorians and even some Arts and Crafts and postmodern homes. Most homes are close together and have small front yards. There are few driveways, but parking is available on the street and in the alleyways that run throughout Nashville. Home prices in the area range from around $380,000 for a 3-bedroom town house to more than $1 million for a trendy Arts and Crafts style home.

Array of shopping and dining options
In the market for one-of-a-kind jewelry or other gift items? The Crystal Store in McFerrin Park stocks an array of unusual merchandise. The Standard Hat Works sells custom made headwear. Z Market sells gas and essentials such as milk and bread. For larger shopping trips, there is an Aldi just blocks away in the nearby Maxwell neighborhood and 6 miles north, there is a Walmart Supercenter on Dickerson Pike. What McFerrin Park may lack in shopping, it more than makes up for with its food scene. While it would be impossible to mention all the new restaurants and coffeeshops popping up in this hip neighborhood, there are several well-known standouts. “The chef Sean Brock, who is famous for bringing highbrow Appalachian food to the masses, built his restaurants Audrey and June here. Folk, another nationally acclaimed restaurant featuring vegetable-forward dishes, is also in McFerrin Park,” says Realtor McCarty. The Redheaded Stranger is a favorite taco stand with a welcoming outdoor patio.

McFerrin Park is less than a mile from the Five Points area, affectionately known by Nashville locals as hipster headquarters. It’s an easy walk to the many bars and restaurants and the annual Tomato Art Fest that is an August celebration of art, music and costumes — and the versatile tomato. And, since this is Nashville, there is always live music on Broadway.
Students attend Metro Nashville Public Schools
Students in the area attend Ida B. Wells Elementary. This public school has a student body of 268 and a student-teacher ratio of 15-1. Niche gives this school a C-minus rating. After completing primary school, students move on to Jere Baxter Middle School. With 417 students, the school has a student-teacher ratio of 17-1 and a C-minus rating from Niche. Maplewood Comprehensive High School has 712 students and a student-teacher ratio of 16-1. This school is rated C-minus. In September 2023, Music City Construction Careers collaborated with Maplewood High to begin a pilot program that will provide pathways for rising seniors to develop skills for construction careers.

When it comes to outside activities, McFerrin Park and community center is a small urban play area in the center of the neighborhood. It has basketball courts, a baseball diamond and tennis courts as well as a playground. The park is lit at night for both daytime and night play.
