‘Live, work, play’ Nashville community
The area around the community of Oak Highlands has attracted those looking for a little more than just a comfortable home in the suburbs. This largely residential pocket on the southern end of Nashville is populated by several subdivisions, but also features a planned and mixed use community called Lenox Village that was one of the region’s early examples of the “new urbanism” trend. “Lenox Village has been a staple in the Nashville area for a very long time. It’s a live, work, play community, complete with townhouses, residential homes, commerce, restaurants and other amenities of that nature,” says Shawn Tate, a global real estate advisor with Zeitlin Sotheby’s International Realty, who’s made several sales in the greater Oak Highlands area. The Village includes multi-story buildings that house office and retail spaces on the bottom floors and condos and apartments on the upper levels. And there are some in the area who both live and work in the same building. Adding to the appeal here are outdoor amenities like the Mill Creek Greenway, which provides several miles of tree-lined paths along the winding creek of the same name. This greater community has also seen its shopping options significantly expand with the recent addition of the Tanger Outlets Nashville just off Interstate 24. “The terrain is really pretty out there, so you’ll have the rolling hills,” says Lee Pfund, managing broker for the Parks Hillsboro Village, who’s made a few sales in Oak Highlands. “You’re also between 24 and 65, between both of our major interstates. That’s really helpful if you work downtown, or you work south. You have two good options to use.”
Subdivisions with many Traditionals
The subdivisions in this area are largely filled with rows of closely placed houses, a number of which exist along hilly roads and come with short and sloping driveways. Narrow walking paths in front of many houses make it easy for residents to go on neighborhood strolls. The Oak Highlands subdivision has many modern Traditional houses with prominent brick exteriors. The same style can be seen in much of the Hidden Creek community, but vinyl sidings become far more common. Hidden Creek also features a little more architectural variety with some Craftsmen found in between the larger two-story houses. Lenox Village boasts even more variety with its condo and apartment buildings and blocks dense with townhouses. One apartment community in Lenox Village features distinct amenities like a private movie theater. Price points for single-family houses can run from $385,000 for a less than 2,000-square-foot Traditional to just over $600,000 for a larger and new Craftsman. For townhouses, price points can go from just under $400,000 for ones that are about 1,500 square feet or less to $470,000 for one over 2,000 square feet. A two-bedroom condo that’s around 1,000 square feet can go for just under or over $300,000. The most recent average sale price in Oaks Highland is just over $200,000 less than the entire Nashville area. “Compared to other parts of Nashville, it’s attractive for first-time homebuyers,” says Andrea Niemiec, a Realtor and partner on Parks’ Nashville Redefined team.

Lenox Village staples and new Tanger Outlets
Whether it’s along Nolensville Pike or I-24, plenty of shopping and dining options can be found on either side of Oak Highlands. A few community staples occupy the bottom floors of Lenox Village’s mixed-use complex and provide outdoor seating. The options at the Burger Republic include egg-topped patties that patrons often pair with a side of tater tots. The menu at the Umami Asian Fusion around the corner includes Korean, Japanese and Thai choices. Sweetwaters Coffee & Tea cake slices and egg and cheese biscuit and bagel varieties to go with the beverages. Farther up the road is Edley's Bar-B-Que, an acclaimed Nashville-based chain well known for its use of white oak to smoke its meats. A drive south on Nolensville Pike leads to a Publix and Kroger. The Tanger Outlets has also created much buzz since it opened in the fall of 2023. Many in the area are now close to an open-air shopping site where they can find items going at reduced prices. Nike, Adidas and J. Crew Factory are a few of the name brands with stores in the outlet mall. Shoppers can also admire over a dozen murals across the site. A few of the images depicted include a group of flowers, a guitar and fiddle playing duo and a bubble-themed piece with “Nashville Forever” prominently written in the middle.

Scenic greenway, soccer games and skating at Ford Ice Center
Those specifically in the Oak Highlands and Hidden Creek subdivisions are a hop away from a roughly 4-mile segment of the Mill Creek Greenway, which goes around Orchard Bend and Pettus parks. The greenway is popular among those looking to go on strolls, jogs or bike rides through a mix of scenic woodlands and open fields. Children enjoy burning off energy on the parks’ playgrounds, while various soccer teams often play on the surrounding multipurpose fields. Adults and children who have long wanted to try out ice skating can try out the activity at the Ford Ice Center’s Antioch location just east of Oak Highlands. They can also dabble in hockey and curling.

Younger children in the Oak Highlands area can attend May Werthan Shayne Elementary School and A.Z. Kelley Elementary School, which respectively received B-minus and C-plus scores from ratings site Niche. Second to fourth graders at Shayne Elementary have the privilege of taking part in Disney Drama Productions, which involve workshops, auditions and rehearsals. Students in this area can then go to William Henry Oliver Middle School and John Overton High School, which respectively received Niche grades of C-plus and B-minus. John Overton High has an acclaimed marching band, which has been a past winner of the coveted Tennessee Governor’s Cup.
Community Easter egg hunts and celebrations with neighboring cities
Some of the Lenox Village businesses like Blue Coast Burrito have put on Cinco de Mayo parties, while the neighborhood has organized events like Easter egg hunts in the pocket park on Lenox Village Drive. The Oak Highlands is also about 9 miles from the cities of Brentwood and La Vergne, which both put on their own July 4 celebrations.
I-24 commuter route to downtown Nashville
Interstate 24 runs right along this area’s eastern bounds, providing routes to both downtown Nashville to the north and the small city of Murfreesboro to the south. Oak Highlands is located approximately 15 miles south of downtown Nashville. It’s slightly closer to the Nashville International Airport, which is about 13 miles north of the area. Nearby medical facilities include the TriStar Southern Hills Medical Center about 6 miles north.
