East Nashville has a long history of being an oasis for the bourgeoisie. In the early 19th century, the ultrawealthy built estates in communities like Shelby Hills. Later, with the development of the streetcar, the area transformed into a more accessible suburb. After a wave of commercial and residential development at the turn of the 21st century, it's now a vibrant neighborhood. Bordered by the Cumberland River to the south and the Downtown Loop to the west, “Shelby Hills is a fun and trendy area,” says Michael Gallagher, a former resident and Realtor with Crye-Leike. “Many people want to live here due to its proximity to the interstate and downtown. Plus the beautiful Shelby Park and all the shops and dining in East Nashville.” Residents are a short walk or drive away from both the Five Points’ bustling dining and nightlife scene and the 300-acre Shelby Park. Shelby Hills allows people to be at the center of it all without forfeiting their proximity to nature.
East Nashville dining and nightlife
Shelby Hills is less than a mile from East Nashville’s Main Street dining scene. An eclectic mix of local and chain restaurants line the street and spread into the surrounding community. Hawkers Asian Street Food is a Florida-based chain on Main with colorful interior décor and a diverse menu that includes soup dumplings, lo mein and bao buns. Down the road, upscale Mediterranean restaurant Butcher & Bee offers small plates and dips like whipped feta. The Sky Blue Café, a corner diner, serves breakfast specials and coffee, and Edley’s Bar-B-Que serves up Southern staples like brisket, pulled pork and ribs. Locals can get groceries at the local organic Turnip Truck or travel 2 miles north to Publix. East Nashville’s nightlife ranges from the Basement East, a stop for nationally touring musicians, to the Lipstick Lounge, a karaoke and trivia spot.

A mix of modern construction and historic homes
Shelby Hills is a primarily tenant-occupied neighborhood with a mix of apartments, industry and single-family homes. “The interesting part of Shelby Hills is there’s no historic overlay, so you can build a wide variety of homes – you'll find anything from old historic homes to very modern homes here,” says Robert Drimmer, a Realtor with Compass. The average home value in Shelby Hills is $100,000 more than the average for the Nashville metro area. “Homes fetch a pretty penny,” Gallagher says. “Even apartments, which are very popular, have steeper rent of up to $4,000 a month. The whole district is a blend of historic Craftsman and Victorian, post-World War II homes, small cottages, plus more modern construction that's less than 10 years old.” For $300,000 to $700,000, buyers can find a unit in a duplex or a cozy bungalow, while prices range from $700,000 to $1.3 million for new builds, multi-unit investment properties and other large, updated single-family homes.

Shelby Park, East Park and the Cumberland River
Shelby Hills has two large public parks within a mile of the neighborhood: Shelby Park to the east and East Park to the northwest. Shelby Park, a 300-acre green space along the Cumberland River, has playgrounds, baseball fields and a boat ramp. “There is so much to do in Shelby Park,” Gallagher says. “It’s a great place to hang out, take pictures and ride your bike.” The park has entry points to the Music City Bikeway, a 28-mile trail through Nashville, and is also home to the Shelby Park Community Center, which has a gym, tennis courts and after-school and summer programs for children. East Park, which has a public pool, baseball fields and a playground, hosts the Nashville Rosé Festival, an annual fundraiser for the Tennessee Breast Cancer Coalition. The park is also home to the East Park Community Center, which offers fitness classes, youth programming and senior recreation classes, as well as an indoor track and swimming pool. Shelby Walk Park is a small park within the neighborhood that has walking paths, biking trails and a fishing pond. In the southeast corner of Shelby Hills sits VinnyLinks Golf Course, a first-come, first-served public golf course.

Metro Nashville Public Schools and neighborhood charter schools
Students in Shelby Hills attend Metro Nashville Public Schools. Families can apply to the nearby charter, Lockeland Elementary, which has a B-plus on Niche and ranks as the fourth-best public elementary school in Davidson County. Lockeland Elementary offers Spanish lessons starting in kindergarten and has weekly guidance classes focused on social-emotional learning, academics and career paths. Shelby Hills is home to two charter schools: KIPP Kirkpatrick Elementary School, which enrolls kindergarten through fourth-grade students and has a C-minus on Niche and Explore Community School, which enrolls kindergarten through sixth-grade students and has a C. Fifth graders can attend Warner Elementary and Stratford STEM Magnet accepts older students; both receive a C. Stratford is a comprehensive school with separate campuses for lower and upper grades.

Located along the Downtown Loop
Shelby Hills is located about 3 miles, or a 10-minute drive, east of downtown Nashville. Residents can also take the WeGo Public Transit bus to get there in 30 minutes. The neighborhood is bordered to the west by Interstate 24 and to the south by the Cumberland River. “You have great walkability in Shelby Hills to restaurants, coffee shops and Shelby Park,” Drimmer says. “Walkability to Shelby Park is definitely why a large percentage of people enjoy Shelby Hills.” The neighborhood’s location along the Downtown Loop adds convenience “It’s very easy to get in and out of the neighborhood,” Drimmer says. “You can hop on Shelby Avenue or Davidson Street and be out of East Nashville in just a few minutes, versus in other pockets, you have to weave in and out of school zones and other slower streets.” The neighborhood’s nearest primary and urgent care is Sanitas Medical Center, 3 miles north. The Nashville International Airport is 7 miles east.

Davidson Street development
Improvements are expected along Davidson Street, which runs parallel to the river. “Davidson Street is going to see a massive redevelopment with condos and commercial space along the river,” Drimmer says. “That commercial space will connect to the new Titans stadium that is being built and River North, where the new Oracle headquarters is being built. You’ll start to see a lot of development in the next couple years there, and that will bring a lot of commercial growth.”
