Luxury condos with downtown views and myriad of amenities
Many of the neighborhood’s condos fill contemporary highrise buildings with prominent glass, steel and concrete exteriors. Some of the complexes include the 505, Encore and Viridian, which range from 20 to 45 stories. Occupants of the 505, for example, can enjoy a myriad of amenities ranging from a terrace pool and dog park to an indoor fitness center with wood floors and both tennis and pickleball courts. Residents can also take to the patio to take in views of the downtown skyline as they relax on the comfortable furnishings. At the Encore, about a third of the condos are second homes for sports fans who like to spend the weekend downtown to catch the games. Other occupants include some lawmakers who want to remain close to the Tennessee State Capitol during the General Assembly session and owners of the nearby restaurants. Depending on factors like location and overall size, price points across The District can go from about $580,000 for a one-bedroom and roughly 800-square-foot condo to approximately $1 million for a two-bedroom unit in a nearly 1,500-square-foot space.Bars and restaurants along the Honky Tonk Highway and Printer’s Alley
“It’s centrally located with literally 100 restaurants in the downtown area to go on top of the entertainment,” says Kel Williams, owner of Exit Realty Elite, who’s made 40 sales in The District. On weekends, the Honky Tonk Highway becomes a night time playground illuminated by neon signs attached to the rows of many country and Western-themed bars and restaurants along Broadway. Among the celebrity-affiliated establishments here is Blake Shelton’s Ole Red, which boasts a rooftop bar called the Lookout. Printer’s Alley is an alleyway between Union and Church streets and the restaurants found along this narrow path include the Bourbon Street Blues & Boogie Bar. At the upscale Twelve Thirty Club, patrons can pair craft or classic cocktails with a variety of dinner options like a grass-fed and dry-aged ribeye. Groups can also share a chilled seafood tower of shrimp, lobster, king crab and oysters. Another unique establishment is the magic-themed House of Cards. Not easily spotted, the restaurant operates on the basement floor of the Johnny Cash Museum. Patrons usually need to make a reservation to dine there, and the business imposes a strict dress code and 21-year age limit to enter. A Whole Foods in neighboring Capitol View offers a grocery shopping option.Nashville Predators and big names at the Ryman
From concerts to professional sports, The District is close to a revolving lineup of premier events. There’s home games of the NHL’s Nashville Predators at Bridgestone Arena. Williams says a chunk of the people who live in his building are Predators ticket holders. “We can walk home from a game in five minutes and our lobby is full of gold jerseys from the game,” he says. “That’s probably my favorite thing to do downtown.” The Ryman Auditorium is another often visited venue and its schedule is packed with visiting live music acts. Just a few of the contemporary big names who have performed inside the walls and stained glass windows of this historic tabernacle have included Harry Styles and the Foo Fighters. Downtown galleries invite the public to enjoy their exhibitions during the Art Crawl, which occurs on the first Saturday of each month. Visitors can admire the works as they enjoy snacks and wines.Remembering the legends at the Nashville Music Garden
While casually strolling through the Nashville Music Garden, visitors can go on the park’s Walk of Fame. Reba McEntire and Jimi Hendrix are just of the numerous legends honored by the path’s markers. Residents are also a short walk from Bicentennial Mall, a nearly 20-acre park overlooked by the Tennessee State Capitol. The park is one of the state’s most popular, and its attractions include the Court of Three Stars.Close to I-40 for commute and WeGo Star Riverfront station
Interstate 40 goes around the downtown — including The District — providing a route to multiple destinations like the neighborhoods in west Nashville and the Nashville International Airport. The highway also connects to Interstate 65, which travels toward the Nashville metro’s northern suburbs. A few WeGo Public Transit bus stops exist on the south end of the neighborhood. The WeGo Star train’s Riverfront station lies just east of the neighborhood. Many in The District, however, reach their destinations on foot. “It’s a very walkable location,” says Heather Poiry, a Realtor with the Agency Nashville LLC, who’s made nearly 20 sales in the neighborhood. “The first year I moved here, I didn’t have a car because I could walk to the vet. The grocery store is not far.” The neighborhood is about 2 miles east of both Ascension Saint Thomas Hospital Midtown and the TriStar Centennial Medical Center.Academies of Nashville at Pearl-Cohn
Public schools serving the district include Jones Paideia Elementary Magnet School, John Early Middle School and Pearl-Cohn High School, which all received a C-minus from ratings site Niche. Pearl-Cohn is among the schools that’s part of the Academies of Nashville, a much touted career and college prep program within Metro Nashville Public Schools. As part of this program, the high school specifically offers an Academy of the Entertainment Industry and an Academy of Health Science & Personal care. Pearl-Cohn also won a state title in football in 2023, which was the first time a district school has won one in well over 10 years.
