Recording artists rub shoulders with locals just south of downtown
Since 2017, the 23-foot-tall white wings off 11th Avenue have been a go-to photo op location in the Gulch. Visitors pose in front of the mural before stopping in for brunch at Milk & Honey, and bluegrass bands play nightly at The Station Inn. In Music City, USA, it’s not uncommon to see famous recording artists on the street, but Nashvillians know how to play it cool. “Nashville, in general, is the type of place where you might run into a celebrity,” says Lisa Peebles, a Realtor with Fridrich & Clark Realty who’s been in the business since 2005. “But TMZ is not lurking around a park bench to snap a photo,” she adds. Here, it’s easy to spot who’s a local and who’s from out of town — “If you fanboy with a famous person, it's a sort of announcement that you don't live here,” adds Jana Brown, a Realtor with Place, Inc. Biking trails and a free public bus system make it easy to get from the Gulch to downtown attractions like The Country Music Hall of Fame, less than a mile away. Whereas tourists often prefer to spend their time on lower Broadway, Peebles describes The Gulch as “The place where locals go to play.” It’s an eclectic combination of restaurants, guitar stores, boutiques, music venues and luxury condominium communities — most importantly, it’s continuing to grow.

Upscale steak dinners, record stores and cowboy boots
“You could eat at a different restaurant every night of the week — or month. There’s so many,” says Peebles, pointing to favorites like Saint Anejo, known for its tequila selection, and STK Steakhouse, best for special occasions. There’s also The Pub, a more casual eatery that hosts weekly trivia night and serves staples like fish & chips and shepherd’s pie. “If you’re looking for a curated sort of experience where you don’t just go to a chain store there’s a lot really good boutiques,” adds Peebles. Shopping in The Gulch also means passing by large-scale murals like the famous white wings, the candy hearts on 8th Avenue and the “Hear This” ear on Gleaves Street. Along with a collection of vinyls and turntables, Third Man Records has a 1947 Voice-o-Graph. Choose from a selection of cowboy boots at Nashville Boot Co., or test out an instrument at Carter Vintage Guitars. Locals shop for groceries at Whole Foods on Broadway, and there’s also a Publix at Captial View.
Dog-friendly luxury condos
Although The Gulch is mostly commercial, prospective buyers will find a mix of condo options; Nashville is a dog city, and Peebles notes that most communities are pet friendly. One-bedroom units in luxury buildings hover around $500,000, whereas two-bedroom units start in the high $600,000s and sometimes even sell for upwards of $1 million. Ceilings are high, city views are often part of the deal, and many condos like ICON and Twelve Twelve have their own pools, community clubhouses and fitness centers. HOA fees vary but can sometimes surpass $900 monthly. “In my logo [for the website Nashvillehighrisecondos.com] is a crane. That’s the one constant about The Gulch. We’re just growing like crazy. We like to joke that the state bird is the construction crane,” says Peebles. Pullman at Gulch Union is a recent example, a mixture of apartments, offices and retail.

Famous music venues, art museums and outdoor markets
The Station Inn, a music venue that first opened in the 1970s is integral to The Gulch. “Station Inn is like the hallowed grounds of bluegrass,” says Peebles. “They wouldn’t dare tear it down. You never know who you’ll run into playing on that stage. It doesn’t look like much from the outside… and yet…” There’s also Rudy’s Jazz Room, with an interior and menu reminiscent of Prohibition-era New Orleans. Frist Art Museum on Broadway hosts yoga in the courtyard on warm Thursday nights and there’s free admission for visitors under 18 on the second Sunday afternoon of every month. Locals can also look forward to The Gulch Night Market, which sets up shop in Noble Park on several evenings throughout the year; expect live music, dozens of vendors and dogs; owners are welcome to bring along their four-legged companions. There are also regular movie nights in Noble Park, and The Gumbo Bros, a local Cajun restaurant, provides Po’Boys.

Along with Noble Park, The Gulch is also home to its very own dog park. It’s become a place for neighbors — and their four-legged companions — to socialize, and murals adorn the fencing. Centennial Park, known for its to-scale replica of the Parthenon and paved walking trails, also isn’t too far away. Peebles points to the city’s extensive greenway system, specifically The Gulch Greenway, which carries neighborhood cyclists and walkers to the new Frankie Pierce Park.
A public magnet high school with an Academy of Entertainment
Students in The Gulch can enroll in public magnet schools like Jones Paideia Elementary Magnet School, John Early Middle and Pearl-Cohn Entertainment Magnet High, all of which earned C-minuses from the educational review site, Niche. Pearl-Cohn students have the choice between the Academy of Entertainment Industry where they can take classes in audio and visual production, or the Academy of Health Science & Personal Care where pathways include cosmetology and therapeutic services. Private options include the University School of Nashville, which earned an A-plus.
Jones Paideia Elementary Magnet School is located in the Germantown Neighborhood.
John Early Museum Magnet Middle School serves the residents of Nashville in grades 6-8.

WeGo Public Transit up 11th Avenue
Nashville’s purple WeGo buses — and bus 17, specifically — run up 11th Avenue into the heart of the city, especially helpful on game days when traffic picks up towards Nissan Stadium. The WeGo Star, the city’s commuter rail, travels 30 miles from Lebanon all the way to Riverfront Station. Residents can reach Nashville International Airport via Interstate 40, and hospitals in the area include Ascension Saint Thomas Hospital Midtown and TriStar Centennial Medical Center. The Gulch has a CAP Index of 8, higher than the national average of 4; these numbers can be attributed to instances of larceny and motor vehicle theft.
