After being incorporated in the mid-1800s, Nebraska City swiftly grew into an agricultural hub, a reputation that continues to thrive. “The AppleJack Festival is what we’re known for, but we’re also the home of Arbor Day,” says Amy Allgood, executive director for Nebraska City Tourism & Commerce. Commuters to Omaha and Lincoln, both about 50 miles away, enjoy an active lifestyle in a picturesque setting. “It’s right on the Missouri River, so there’s a lot of outdoorsy stuff,” says Laura Rhinehart, a Realtor with Re/Max Concepts who has been selling homes in the area for six years. “And it’s beautiful in fall. You almost don’t realize you’re in Nebraska, that’s how many trees there are.”

A variety of housing styles on tree-lined residential streets

Many of the city’s centrally located homes date to the mid-1800s, though others were built in the 1960s or ’70s. Ranch-style homes, bungalows and small Cape Cods sell for $100,000 to $250,000, while New Traditional, Colonial and Craftsman-style builds run for $275,000 to $500,000. “Affordability is a big draw. You can get a decent amount of house for under $200,000 — and you couldn’t get close to that in Lincoln,” Rhinehart says. Lot sizes are compact, many measuring between 5,000 and 6,000 square feet, as billowing trees and narrow sidewalks border most residential streets. While some properties include driveways and garages, street parking is common in the city’s central section. Railroad tracks and public spaces separate most residential areas from the Missouri River, so homes with direct water access are rare, but properties near the river could be prone to flooding.

Hiking, boating and fishing on the Missouri River

Riverview Marina State Recreation Area spans 47 acres on the bank of the Missouri River. Boaters and anglers set off from the public-access ramp, and picnic areas are scattered throughout the park. Hikers can swing by the Lewis & Clark Visitor Center and follow in the explorers’ footsteps on rustic riverside trails. Steinhart Park features an aquatic center with a zero-depth entry pool, waterslides and a lazy river, along with a playground, baseball diamonds, sports courts and picnic areas. “Locals will grab a picnic shelter and hang out in the park all day,” Allgood says. Arbor Day Farm and Kimmel Orchard are popular for family outings, offering creative play areas and wine-tasting rooms. The Steamboat Trace Trail spans 20 miles for cycling and hiking, and the 9 holes at Wildwood Golf Course are open to the public. Nebraska City has several museums, including the Kregel Windmill Factory Museum and the Civil War Veterans Museum.

AppleJack Festival attracts visitors every September

The AppleJack Festival draws huge crowds every September. The event celebrates the apple harvest over two weekends with a carnival, live music, arts and crafts vendors, food trucks and apple-themed treats. The orchards at Kimmel and Arbor Day Farm invite visitors to pick their own apples. “Our festivals are awesome,” Allgood says. “AppleJack takes place all over town, so during the festival, we have free buses that you can hop on.” Arbor Day Farm hosts other events throughout the year, but April’s Arbor Day celebration is the star. Highlights include live music, food vendors and orchard tours.

High Ability Learners Program at Nebraska City High School

Depending on their address, students might start at Nebraska City Northside Elementary School, which receives a Niche grade of B-minus, or Hayward Elementary School, which receives a C. Next up, Nebraska City Middle School receives a C-minus, followed by C-plus-rated Nebraska City High School, which offers a High Ability Learners Program to empower top-performing students. The city is also home to B-plus-rated Lourdes Central Catholic School, which stands next to St. Benedict Catholic Church, Nebraska’s oldest brick church building.

Major highways pave the way to Lincoln and Omaha

U.S. Route 75, the city’s main traffic artery, recently expanded to include four lanes, which eases traffic congestion during the 45-mile commute to Omaha. State Highway 2 curves along the city’s southern edge and offers the best starting point for the 50-mile drive to Lincoln. Flights to major hubs are available from Eppley Airfield, about 50 miles away in Omaha. CHI Health St. Mary’s provides residents with medical care. “They’re a full-access hospital. You don’t have to leave town for appointments, because specialists come here regularly,” Allgood says.

Restaurants and stores cluster near 11th Street and 4th Corso

Most commercial activity occurs near the intersection of 11th Street and 4th Corso. Mexican joint El Portal earns high marks, and trips to Valentino’s Grand Italian Buffet are a beloved local tradition. “It’s one of the only ones left in the state after Covid shut them all down,” Allgood says. “People drive up to three hours for that buffet.” At Grams Place, diners enjoy homestyle breakfast and lunch fare in a historic depot while trains roll past. Grocery options include Dollar Fresh Market, Fareway Meat & Grocery and Walmart Supercenter.
