The gritty streets of New Bedford
Word on the street is that New Bedford hasn’t had a good day since the peak of textile production in the 1920s. But the lush front lawns, playgrounds and well-preserved multifamily houses in Acushnet Station present a different side of that coin. Acushnet Station is still the gritty New Bedford, with old brick factory buildings and business supply stores lining the commercial area along its synonymous river. Streetscapes get more suburban, however, on the west side of the neighborhood. Fences switch from chain link to stone, and rustic building materials like clapboard appear in the architecture. At the neighborhood’s center is a vast 85-acre park built on a former Quaker estate, and scattered throughout are hole-in-the-wall eateries selling hot dogs and seriously good doughnuts. New Bedford is considered a gateway city, one of 11 communities in Massachusetts that was a center of industry until manufacturers left town. The gateway cities, with their 19th-century factory buildings and two- and three-unit residences built as worker housing, regularly get touted by the state as economic development priorities. The New Bedford State Pier, for example, is being considered for a multimillion-dollar redevelopment. Possibilities floated include retail, restaurants and seafood auction and processing. Jason Lanagan, Realtor with New Bedford-based Lanagan & Co., says that his office directly faces the state pier. “New Bedford has a storied history as the whaling capital of the world and one of the best historic districts in Massachusetts that’s as good, if not better, than Nantucket’s cobblestone streets,” Lanagan says. “It has these really beautiful neighborhoods scattered throughout the city.” The median sale price for a single-family home in New Bedford is $403,500, and the median price for a condominium is $353,750.

Suburban New England homes

Retail on King's Highway
Along Kings Highway, next to the airport, are retail stores like Ocean State Job Lot, Dollar Tree and Savers, and a Stop & Shop supermarket for weekly groceries. Pharmacies like Walgreens and fast-casual eateries like Dunkin also have a presence in Acushnet Station. The real pride of the neighborhood, however, is GrandMa’s Donuts and Coffee, known by locals as Ma’s Donuts. Ma’s is a New Bedford institution, baking pastries inside a small, nondescript brick building on the weekends. People wake up early and wait outside for Ma’s coffee rolls, cake doughnuts and coffee, which sell out almost as quickly as the doors open. In the afternoon, neighbors head to Dee’s Hot Dogs for box lunches of hot dogs and potato chips.

New Bedford's new magnet academy
Kids living in Acushnet Station can attend New Bedford Public Schools, an urban school district with about 12,000 students and a 12 to 1 student-teacher ratio. The district has an overall grade of C-plus from Niche. In Acushnet Station are Charles S. Ashley Elementary School, rated B-minus, and Normandin Middle School, which has more than 1,100 students in grades 6-8 and a C Niche rating. New Bedford High School, graded B-minus by Niche, has a new Magnet Academy of Civic Leadership and World Studies focused on teaching kids civic and global issues through community service and internships.

All around Brooklawn Park
Acushnet Station centers around the 85-acre Brooklawn Park. This former Quaker estate is a multi-use complex with basketball and tennis courts, a skate park, baseball and softball fields and a cross-country running trail. As an estate, literary legends like Henry David Thoreau and Ralph Waldo Emerson visited the site. It turned into a park in the late 19th century. The neighborhood shares its name with the Acushnet River, which forms its eastern border and spills south into Buzzards Bay. Acushnet Station’s waterfront isn’t anything special, but the neighborhood is about 1 mile north of Riverside Park, a city green space with river views. Kids play soccer on the park’s synthetic turf field and practice tricks at its skate park. There’s also a playground and plenty of picnic tables.

A long trip north to Boston
The public commuter rail will eventually extend to New Bedford and connect the city to Boston. This will be a game-changer for New Bedford residents, Lanagan says, because the only way to get to the capital city now is to drive and sit in traffic. The train could help commuters, Lanagan says, but it will also encourage people to visit Boston more often. “I was asked to go to real estate development conference at the Federal Reserve, but the logistics of doing so made it sort of impossible and not worth it for me. But if the train has been running, I would have gone,” he said. “That’s a real world example of how someone down here would go to Boston but didn’t because of how long and cumbersome it presently is.” Acushnet Station sits north of Interstate 195, which goes west to Providence and east of Massachusetts Route 140. Providence is 32 miles away, about a 40-minute drive, and the entrance to Cape Cod is about 31 miles east. Boston is 55 miles north, a 70-minute drive.
