Forested neighborhood between a Marine Corps air base and New Bern
Situated on the banks of the Neuse River just northwest of Marine Corps Air Station Cherry Point, Neuse Forest falls off the radar to even residents of New Bern. “If you don’t live in that area, you probably don’t have much of an idea of where Neuse Forest is,” says Chad Howery, resident of the neighborhood and Realtor with Keller Williams who has been selling homes for a decade. But those who do live there know the community boasts a surprisingly diverse selection of homes, some with more of a suburban feel and others with the charm of the countryside. “Neuse Forest encompasses several subdivisions which are dramatically different. There are areas with new constructions, and areas where homes were built in the 1970s. Lot sizes can also vary across subdivisions,” Howery says. But what all Neuse Forest subdivisions share is a relative proximity to Marine Corps Air Station Cherry Point and New Bern, which just a straight shot up U.S. Highway 70. The same can’t be said for other neighborhoods down the river such as Cherry Branch, which may be close to the airbase but are farther from highways. “Cherry Branch is pretty, don’t get me wrong, but not much is going on down that way,” says Kyle Graham, broker and Realtor with Re/Max who has sold properties in Craven County for 24 years. “You can get to New Bern quicker from Neuse Forest.”

Each subdivision has its own flavor
All of Neuse Forest’s residences are entirely located within a proclamation area of Croatan National Forest. This means that land is out of the Forest Service’s control, but Congress reserves the right to buy land from willing sellers. The neighborhood can be divided into a few smaller subdivisions which all branch off U.S. Highway 70 and have their unique flavor. Some houses date back to the 1970s while others were built in the 2020s. Some subdivisions have more of a rural feel, with forested lots spanning over an acre, while others are more suburban, with larger homes on quarter-acre parcels. On the whole, homes tend to follow Colonial Revival, ranch-style and New Traditional designs, with prices ranging between $200,000 and $450,000. Several properties push up against the Neuse River, but that doesn’t guarantee boat access. “There are some big rocks that keep the water from eroding the coast, so not all the houses have or could have docks,” Graham says. The rocks also help safeguard some properties from flooding. “Most of these subdivisions are not in a flood zone. Generally, the elevation in this area is a lot higher by this part of U.S. Highway 70. But there are some homes by creeks that are in a flood zone,” Howery says. Homes by Anderson Creek, Dam Creek and Otter Creek are at a higher flood risk.
Some Neuse Forest homes overlook small lakes, enhancing the neighborhood's charm.

Neuse Forest is near a small commercial airport and a highway
Coastal Carolina Regional Airport is about 10 miles north of Neuse Forest via U.S. Highway 70. This small commercial airport offers flights to Charlotte, North Carolina; Hartford, Connecticut; and Orlando, Florida. Downtown New Bern is about 2 miles north of the airport. Residents are about 7 miles away from Marine Corps Air Station Cherry Point, a Marine Corps airfield and a major employer. “Neuse Forest is close to the flight pattern of planes going in and out of the base,” Howery says. “But since Neuse Forest is so broad, how much noise you hear would depend on where you live.” Atlantic Beach and Morehead City are both about 25 miles to the south.
