Mayfair centers on family-oriented, outdoor living in New Braunfels

Developers broke ground on the master-planned community of Mayfair in 2022, with the goal of creating a walkable, park-filled community that functions like its own little town. This New Braunfels neighborhood offers outdoor, family-oriented living. And though it is still evolving, Mayfair benefits from its proximity to Comal County’s excellent schools, freshwater rivers and limestone bluffs.

Neighborhood fun, parks and nearby New Braunfels attractions

In 2024, Mayfair celebrated its grand opening with Mayfest, a festival that brings live music, food trucks and family-friendly fun to the community each year. In 2025, the neighborhood welcomed its first public green space, Fairway Park, featuring a pump track, kids’ playscape and an 18-hole disc golf course. Some trails and sidewalks have been built out as well, but as development continues, nearby New Braunfels can fill in the gaps.

“New Braunfels is a little big city,” says resident Veronica Bradley, a Realtor with Homestead & Ranch Real Estate. “It’s close to the Metroplex area, and I know a lot of locals will say it’s not small-town anymore, but compared to Austin and San Antonio it still is.” Full of historic charm and riverside beauty, the city’s downtown and Historic Gruene neighborhood are scenic shopping, dining and entertainment avenues, with highlights such as:

  • Gruene Hall, Texas’s oldest operating dance hall and an iconic venue with live music every day
  • Krause's Cafe, a longstanding family-owned watering hole with German-American fare and regular live shows
  • Alpine Haus Restaurant, an upscale spot serving authentic German cuisine made from scratch
  • Gristmill River Restaurant & Bar, a restaurant in a historic brick building offering Texas comfort food and Guadalupe River views

What new hubs, homes and schools are coming to Mayfair

Mayfair’s masterplan spans 15 years, so current residents have a lot to look forward to. A significant 2026 highlight is Midtown Mayfair, an 8-acre live-work-play hub that will serve as the town square, anchoring local retailers and community events. Trail connections between Midtown, homes and schools will be built out soon after. Other upcoming additions include:

  • The Village at Mayfair, a gated subdivision of single-family rental homes with exclusive amenities
  • The Residences at Mayfair, an apartment complex with one-, two- and three-bedroom units as well as private amenities
  • Mayfair Middle School, which should open in time for the 2027-2028 school year
  • A Costco location on I-35 Frontage Road, with neighborhood access via Guthrie Trail

Home prices vary mainly by square footage in Mayfair

Compared to other developing master-planned communities in the area, such as Meyer Ranch and Veramendi, Bradley says, “you get more space in houses by the same builders at a better price in Mayfair, and it has a lot to do with [a lower] tax rate.” The median price here is in the low $500,000s, down roughly 20% from last year. Square footage is the primary price determinant. Single-family homes with two- or three-bedroom floor plans run from the high $200,000s to the low $500,000s. Homes with four or five bedrooms sell from around $400,000 to the mid $800,000s. Mayfair has a selection of newly constructed, Modern Transitional homes, some with hints of classic styles like Craftsman and Tudor Revival. Houses sit close together on modest lots with fenced-in backyards. More home styles and types will come as the community grows. “They’re going to have apartments and duplexes,” Bradley says. “Mayfair’s blowing everyone out of the water with all they have to offer.”

What the drive to Austin or San Antonio looks like from Mayfair

Mayfair less than 10 miles from Downtown Braunfels via I-35. San Antonio is about 40 miles away and Austin os closer to 45 miles away. The neighborhood has a walkable layout, but the broader Comal County, Hill Country region is car-dependent.

Comal ISD zoning and new Mayfair campus updates to know

The highly rated Comal Independent School District provides flexibility through inter- and intra-district transfer requests, subject to eligibility and capacity limits. Mayfair Elementary School is so new that it hasn’t been given any ratings yet, but it welcomed its first class of students in Fall 2025. Mayfair Middle is still under construction, so for now, kids attend the highly rated Canyon Middle School, about 5 miles away, before graduating from Canyon High School. The well-regarded high school offers University Interscholastic League programs for the arts, athletics and academics, allowing students to participate in the world’s largest interdisciplinary inter-school organization.
