“New Britain still has a country feel but with easy access to all of the amenities folks need,” says MaryAnn Baenninger, Realtor at Keller Williams, who grew up in the neighborhood and has lived in the area for nearly 50 years. Sprawling across central Bucks County, the bucolic countryside is just off the busy corridor that runs from Philadelphia to Allentown. Some of the best schools in the region mix in with diverse restaurants and a wide variety of housing opportunities, all with the welcoming nature of an intergenerational community – “There's a great sense of community when your kids and grandkids are participating in the same things you participated in,” she says. Thoughtful development and employment in growing job centers both north and south of the community creates a fertile spot for those looking to set down roots in the Delaware Valley.

A great variety meets many price points

A wide mix of options are available across the neighborhood, ranging from manufactured homes on small lots in communities, to single-family modern Traditional split level homes in organized subdivisions, to rural Colonial-revival estates that may still be used for farming. “People find the variety of housing types and prices appealing,” says Baenninger. Properties close to major routes and in subdivisions sit on compact lots with enough room for picnics and play, while in the more rural regions vast groves of trees surround traditional farmhouses on acres of farmland. Baenninger notes that the variety of housing and available open space is a big draw for the area, and most properties come with off-street parking. Manufactured homes can be found in the range of $75,000 to $250,000, while condos, twins and townhouses generally sell from $150,000 to $450,000. Single-family homes generally start near $325,000, with modern sprawling estates and rehabilitated historic properties fetching $1 million and above.

Premier public schools

Students within the New Britain neighborhood may attend the top-ranked Central Bucks School District, the Best School District in Bucks County as rated by Niche.com. Six elementary schools serve the neighborhood, feeding to three middle schools. Doyle and Kutz Elementary students move on to Lenape Middle School, with all three receiving a grade of A from Niche. Groveland and Pine Run students head to Tohickon Middle school – Groveland is graded an A-minus with the other two schools earning A grades. Mill Creek and Butler students graduate to Unami Middle School – the former rated an A-minus, the latter two earning A grades. Unami students will move on the Central Bucks South, which gets an A grade, while the other students in the neighborhood will wrap up at Central Bucks West that earns an A-plus. U.S. News and World Report rates both of these schools in their Top 50 high schools in the state. Plumstead Christian School, a private institution, offers an alternative with kindergarten through 12th grade schooling.

Peaceful parks and fun on Lake Galena

Several parks for everything from playing baseball and basketball are sprinkled throughout the neighborhood. North Branch Park is perhaps the most popular of these, as a variety of baseball, softball and soccer fields makes this a popular spot in the Little League and youth soccer seasons. For residents looking for solace in the wild, Peace Valley Nature Preserve offers an extensive network of hiking and biking trails, centered around Lake Galena. The preserve includes playgrounds, picnic areas and boat launch facilities for kayaking. “It’s super easy kayaking,” says Baenninger, who gets out on the lake often, “you could spend an entire Saturday out there or just a few hours.”

Conveniently centered retail and diverse dining

Shopping centers and free-standing shops along Butler Avenue provide convenient stops for residents. The Town Center of New Britain is anchored by a Giant supermarket and features local and national retailers, while Chalfont Village Shopping Center features numerous local restaurant options. “The New Britain Inn is an old community standby,” says Baenninger, “They have great outside seating and classic bar fare – the fish and chips are great, as are the wings.” Baenninger also notes the diversity of cuisine in the area – “Los Serapes is a fantastic Mexican Restaurant, with great outdoor space in the warm weather. My favorites are Sopa de Tortilla and Chicken Fajitas.” Residents can grab a cone at Owowcow, a small local chain that serves up artisan ice cream using local ingredients, before looking for their next conversation piece at Painted Shutter Antiques, featuring antique furniture and décor. Folks also head deep into the countryside to Tabora Farms, with a quaint farm market feel and offerings including deli goods like soups and sandwiches, locally made preserves, farm-grown produce and bakery favorites made fresh daily.

Trains make commuting to the city easy

Three stations on SEPTA’s Lansdale/Doylestown line sit within the neighborhood, making the commute in and out of Philadelphia easy and convenient. The neighborhood offers some recreational biking and walking, but in terms of getting around every day, a car is needed. The closest airport for commercial flights, Philadelphia International Airport is roughly 40 miles south. Emergency care is thankfully much closer – open 24 hours, Doylestown Health – Doylestown Hospital is only 3 miles away, usually less than a 10-minute drive from anywhere in the neighborhood.

A nationally recognized celebration

The Tri-Municipal July 4th Parade brings together the communities of New Britain Borough, New Britain Township and Chalfont together for a parade featuring floats and more. Santa House is a seasonal celebration with Santa visiting New Britain Township via fire truck – residents stop out for hot chocolate, cookies, and musical performances while collecting donations for the New Britain Food Pantry. The National Shrine of Our Lady of Czestochowa, located near Lake Galena, is home to the Polish American Family Festival and Country Fair, a five-day event celebrating Polish American unity and pride. “It’s been going on for so long,” says Baenninger, “I remember going there as a kid for it.”

Aggies are a big part of the community

Sitting in the corner of the neighborhood, Delaware Valley University is a private university that sprawls across 570 acres. Originally founded as an agricultural school, it has developed into a comprehensive school offering degrees in business, physical science, professional studies and more in addition to its traditional agricultural and environmental programs. The University reaches out to the community as well, says Baenninger, “A-Day at Del Val is a big farm event at the university, they have hayrides, it’s a wonderful event for kids.”
