New Fairview has rural, country vibes and is poised for growth

Agriculture, multiacre lots and small-town flavor fit with New Fairview’s slogan, “Keeping it country,” though plans to expand are on the horizon. Increasing commercial and residential development may change the landscape and lifestyle of this small city in North Texas. The population is about 1,500, according to U.S. Census estimates, but the number of residents is anticipated to grow by the thousands as more housing and offerings are added.

Mostly in Wise County, on the outskirts of the DFW Metroplex

About 30 miles north of Fort Worth and 50 miles northwest of Dallas, New Fairview is part of the DFW Metroplex, otherwise known as the Dallas-Fort Worth metropolitan area, which includes a dozen counties. “New Fairview is on the outskirts now, but the Metroplex is growing out and west,” says Steve Depoe, a Realtor with the Rose Realty Team, part of Keller Williams. Most of New Fairview is in Wise County, though a portion is in Denton County. At one point named Fairview, the city changed to New Fairview in 1999 to avoid confusion with a larger Fairview in Collin County, about 70 miles east.

Modern farmhouses, contemporary and manufactured homes

Though there are some older builds, most site-built homes are from the 2000s or later. Styles include contemporary homes and modern farmhouses. “Home builders come to where the affordability is. There’s a lot of new construction,” Depoe says. One 2020s subdivision, Fairview Meadows, has homes by Riverside Homebuilders. The master-planned community’s amenities include a pool, pickleball court, playground and dog park. In the Fairview Airport 70T community, aviation enthusiasts luck out with homes featuring private hangars and runway access.

Listing prices for site-built homes range from about $370,000 to $880,000. Manufactured homes, some of which are from the 1990s, are about $200,000 to $310,000. The majority of homes are on lots of an acre or more, and septic systems are standard. According to New Fairview’s 2024 comprehensive plan, there may be future diversification of housing types, potentially adding townhouses, multifamily homes, senior housing and accessory dwelling units.

Progress and plans for new parks, recreational facilities and programs

New Fairview’s Parks and Recreation Board, created in 2023, is working on plans and fundraising for new parks, programs and facilities. Chacon Community Park, also known as New Fairview City Park, opened in October of 2023 in conjunction with a Halloween Trunk or Treat. The park has also hosted a back-to-school event and a cookout with Fairview Church. There’s a playground, a walking trail and a pavilion. A survey conducted in 2024 indicated that close to half of the respondents use the park at least monthly.

In 2025, the city received the Bronze Leaf Award from the Cross Timbers Urban Forestry Council for a tree-planning project at the park. There are also plans to install a rainwater harvesting tank that can be used to irrigate a community garden. Keep New Fairview Beautiful, a group created by the city council, has organized cleanups and other community enhancements.

Kids may attend schools in the Northwest Independent School District

The Northwest Independent School District serves the area and has an A-minus grade from Niche. Its board of trustees was named the regional school board of the year in 2025. Kids may attend Samuel Beck Elementary, which earns an A grade, or Prairie View Elementary, which has a B-minus. Chisholm Trail Middle School receives a B, and Northwest High School has a B-plus. Northwest’s aquatics teams and individual swimmers and divers have won various honors in recent years.

Some areas to the north and northwest are zoned to the Decatur Independent School District, which has a B-plus grade from Niche.

Limited businesses in New Fairview, but more in Rhome and Decatur

Some businesses are located around the intersection of Illinois Street and U.S. Route 287. Dollar General, Kusin’s Food Mart or the Pilot Travel Center offer some essential goods. There’s Hunt Brothers Pizza, and food trucks include Sona’s TexMex and Lucky Dhaba for Indian cuisine.

Rhome, about 5 miles south, has some shops and eateries. However, people may head about 14 miles northwest to Decatur, which has strip malls, a Walmart Supercenter, Lowe’s Market grocery store and a movie theater, Plaza Cinema. There is also a full-service hospital, Medical City Decatur, a campus of Medical City Denton.

New Fairview is car dependent, but may become more walkable

New Fairview’s west side is close to U.S. 287, and state Route 114 accessible to the south. “They are on a major artery,” Depoe says, noting that other towns in the region don’t have this type of convenience. Though New Fairview is fairly car dependent, increased walkability is afoot, as regulations for new subdivisions require pedestrian connectivity plans. A multiuse, citywide trail network has also been proposed.

Though there are several privately owned airports in the area, it’s about a 32-mile drive to Dallas Fort Worth International Airport for major commercial carriers.
