Neighborhood in New Orleans’ historic Carrollton
First platted in the 1830s, East Carrollton is a section of a former town that was one of the Big Easy’s first suburbs. The neighborhood now forms a portion of the Carrollton Historic District – and the greater Uptown New Orleans area - and has retained much of its traditional character through traits like the shotgun and Victorian architecture and the Saint Charles Streetcar Line that passes through the community. Oaks, among other trees, help provide natural canopies and another layer of charm to the neighborhood. “It’s an older, established neighborhood. The houses have a lot of old-fashioned charm,” says Letty Rosenfeld, a Realtor with Latter & Blum Realtors and who lives close to the neighborhood. “It’s very pretty. There are a lot of beautiful oak trees and really nice vegetation that people really like. They also like the walkability. Maple and Oak streets are easy to get to, and there are quite a few restaurants in the area.” East Carrollton’s main dining and shopping district is located along Maple Street between Carrollton Avenue and Lowerline Street. The neighborhood is also a destination for some of the city’s college population, as both Tulane University and Loyola University New Orleans are located just east of the neighborhood.
Shotgun and Victorian era homes
With housing, East Carrollton is a mix of renters and owners. Many apartments can be found in duplex units or in other types of buildings that reflect the neighborhood's architectural and historic character. Styles here include Victorians, shotgun houses and Craftsman models. Whether it’s oak or pine, most of the homes also feature wooden floors that further bolster their historic values and character. Price points here can range from the $300,000s for condominiums or duplex units built into shotgun style buildings to around $1 million or more for stately Victorians and raised Craftsmen that are around 3,000 square feet. There are also some larger investment properties housing multiple units and going for roughly between $850,000 and $2 million. “There’s a uniqueness to every property,” Rosenfeld says. “It can be a wide range of prices, depending on the street it’s located on, the size of the house, the style and the lot.”

Access to the highly rated Willow and Isidore Newman schools
Several highly rated private and charter schools serve East Carrollton. Among them is the Willow School, a charter school located just outside of East Carrollton. The Willow School, which received an A-plus grade from ratings site Niche, serves kindergarten through 12th grade students across its Lower School, Middle School and High School. Ranked as having the top charter elementary school in Louisiana, the Willow School is known for its art-based education. Other nearby schools include the pre-kindergarten through 12th grade Isidore Newman School and De La Salle High School, both private schools that received grades of A or higher from Niche. Isidore Newman is ranked as having the top high school for STEM in Louisiana. The neighborhood is a few streets away from Tulane University and Loyola University New Orleans, both of which have nearby law schools.

Dine and shop in the Maple Street commercial district
A eclectic mix of shops can be found along Maple Street between Carrollton Avenue and Lowerline Street. Several of the businesses here can be found in the shotgun style buildings that are common in many upriver communities and make up just under half of the structures in historic Carrollton. The Maple Street Cafe, which opened in 1995, serves dishes with an Italian flair and some regional cuisine through popular options like the Maple Street crawfish. The nearby Bruno’s Tavern , a New Orleans institution that opened during Prohibition, provides both bar fare and games of shuffleboard, darts or pool. Another small spot on Oak Street here is the Snake and Jake’s Christmas Club Lounge, a self-described late night dive bar lit inside by nothing more than a dim red glow. While there's Adams Street Grocery & Deli in the neighborhood, residents looking for a chain option can get on Carrollton Avenue to reach the Costco Wholesale north of the neighborhood.

From the Mississippi to the Audubon Park urban oasis
The Mississippi River lies just a short distance west of East Carrollton, and the Mississippi River Trail connects to both the Audubon Zoo and Audubon Park to the south. Visitors here can either look at the wildlife exhibits or stroll through what’s been described as an urban oasis that is home to a number of ancient live oaks. Among the attractions is the “Tree of Life,” otherwise officially named the Etienne de Boray Oak. The tree has served as a site for a number of activities ranging from charming backdrops for weddings to being a top climbing spot and ideal place for watching giraffe. Other attractions here include a lagoon, the 18-hole Golf Club at Audubon Park and a nearly-two mile path for jogging. For some indoor activities, the New Orleans School of Ballet on Adams Street provides a classical dance academy for all ages.

Jazz shows and Tulane football
While East Carrollton is but a few miles away from downtown New Orleans’ lineup of annual entertainment, those looking to enjoy performances in smaller settings can find them in and around the neighborhood. There are acts like the TBC Brass Band at the Maple Leaf Bar on Oak Street or live jazz music at the Dos Jefes Uptown Cigar Bar just east of Audubon Park. Sports fans will find Tulane Green Wave football games at Yulman Stadium just east of East Carrollton.
The Saint Charles Streetcar Line
The Saint Charles Streetcar Line runs through the middle of St. Charles and Carrollton avenues, respectively, to the south and west of East Carrollton. The line is the oldest continuously operating streetcar line in the world. South Claiborne Avenue, which turns into Jefferson Highway, provides a connection to the Ochsner Medical Center to the west.

East Carrollton is the place to live in New Orleans; the streets are quite and safe, the neighborhood is diverse, and there are several great restaurants in walking distance from your house. The price of houses are expensive, but it is worth it.
