Great restaurants and classic New Orleans architecture in East Riverside
East Riverside may not be as well-known as nearby neighborhoods like the Garden District, but it still has major pull with locals. In fact, in a city of gourmands, many consider this stretch of Magazine Street to be part of the quintessential restaurant row. “It’s not three or four restaurants on Magazine Street — it’s 50 restaurants that are just fantastic,” says lifelong New Orleanian Mikey Bowler, owner of Mikey Bowler Realty. Compared to other upriver neighborhoods, East Riverside also stands out with lower home prices and a slightly shorter commute to the Central Business District and the touristy buzz of the French Quarter. Aside from eating more than their fair share, East Riverside residents also enjoy an easy walk to the boutiques and bars sprinkled among classic New Orleans architecture.
Local restaurants and boutiques on Magazine Street
Magazine Street, one of the Crescent City’s main commercial drags, forms the northern border of East Riverside. Car-friendly and less charming Tchoupitoulas Street runs along the southern border, with industrial railroad tracks separating the neighborhood from the Mississippi River. In between and along the main thoroughfares are a number of top-tier restaurants. Taylor Swift and Travis Kelce, who can eat anywhere, dined at Lilette when they were in town for Super Bowl LIX. Next door, Bouligny Tavern is a local favorite for wining and dining, and casually upscale La Petite Grocery has a great burger just down the street. New spots open all the time, like Étoile, now serving farm-to-table fine dining.
Local watering holes include Ms. Mae’s, a classic dive that's open 24/7. Neighborhood bottle shop Really Really Nice Wines lives up to its name, and several breweries and distilleries sit a few blocks away on Tchoup (pronounced "Chop," the local nickname for Tchoupitoulas). Legendary live-music venue Tipitina’s hosts free concerts every summer Friday as well as national acts throughout the year. Shoppers can dip into boutiques like Billy Reid, Mac Maison and Aux Belles Choses as well as several galleries. Grocery stores like Rouses Market are walkable, and there's a CVS on Magazine.
Vibrant architecture, including Creole cottages and Greek Revival estates
Interior residential blocks in East Riverside are quiet and colorful. Creole cottages and shotgun-style homes from the early 20th century are common, typically selling for $200,000 to $450,000. Larger renovated cottages or bungalows go for $500,000 to $800,000, while new Greek Revival builds make up the higher end of the market, from $1 million to $1.4 million. East Riverside is part of the Uptown Historic District, administered by the New Orleans Historic District Landmarks Committee. The HDLC has partial control over the district, meaning most renovations must be approved by the committee.
Mardi Gras parades "inside the box"
Carnival season runs for several weeks, dominating life in the city. Krewes march in parades nearly every weekend up until Mardi Gras. During big parades, East Riverside is all but cut off from the rest of the city — a separation some see as positive. “We have what’s called ‘inside the box’ and ‘outside the box,’” Bowler says, explaining how traffic cannot cross certain avenues when parades are rolling. “The upside of being inside the box is it’s a much more friendly neighborhood event for Mardi Gras. Outside the box, it’s everybody in the city. It’s a totally different culture just on the other side of the parade route.” Locals have plenty to celebrate throughout the rest of the year, too. St. Patrick’s Day is a big event in the adjacent Irish Channel neighborhood, with block parties and its own parade, and Art for Art's Sake showcases neighborhood galleries and shops in the fall.
Area charter schools, plus private options
Almost all public schools in New Orleans are charter schools governed by the NOLA Public Schools district. The vast majority are open enrollment, and students can apply to any school throughout the city. Nearby options include Benjamin Franklin Elementary Mathematics and Science School, which has a pair of campuses: one for kindergarten through fifth grade, one for sixth through eighth grade. The school receives a C-plus rating from Niche. Sophie B. Wright High is also nearby and receives a C-minus grade. Private schools include A-plus-rated Isidore Newman School, which serves kindergarten through 12th grade.
Neighborhood green spaces and nearby Audubon Park
The Lyons Recreation Center in East Riverside offers indoor basketball, a theater, an outdoor pool and multipurpose sports fields. Several small green spaces sit in nearby neighborhoods, including Wisner Park, a few blocks away in West Riverside. However, Uptown’s biggest draw is Audubon Park. Roughly 2 miles away, the park has a walking path around a lagoon and a golf course, plus sports facilities for baseball, soccer and tennis. The kid-friendly Audubon Zoo is also in the park.
Public transit includes buses and the famous streetcar
The Central Business District is roughly 3 miles from East Riverside, and several highways, such as I-10, are easily accessible. Bus routes run on Magazine Street, and the city’s famous streetcar runs down St. Charles Avenue, about a half-mile walk from the neighborhood. “The culture of being on the streetcar line is awesome,” Bowler says. “You can use it for pretty much everything.” The Touro LCMC Health hospital is three blocks, and Louis Armstrong New Orleans International Airport is 16 miles west.
Slightly higher elevation means less flooding
Although East Riverside abuts the Mississippi, it sits at a slightly higher elevation than many neighborhoods that are further from the river. This means flooding is less of an issue. For instance, the neighborhood mainly escaped the worst of Hurricane Katrina in 2005.
