Best known for its iconic streetcar, elegant mansions and Spanish moss-draped canopy of live oak trees, New Orleans’ historic Uptown is an ambiance-filled neighborhood with an assortment of amenities. While conveniently located minutes from busy and tourist-laden districts like the French Quarter and Central Business District, Uptown maintains a subdued pace. “Unlike some areas where demolition has been allowed, Uptown has stayed true to its historic roots,” says Emily Flagler, local architect and owner of Emily Flagler, Architect LLC. “So you see a lot of Queen Annes next to shotgun homes and Dutch colonials.”

Well-preserved, nineteenth-century homes
Situated on the banks of the mighty Mississippi River, New Orleans’ Uptown neighborhood was once the site of multiple Colonial-era plantations. To this day, the neighborhood is defined by live oak trees lining its streets, lush landscaping and a mix of architectural styles, ranging from grandiose Italianate and Greek Revival mansions to quaint Craftsman bungalows and shotgun houses. Flagler, who has nearly twenty years of experience in Uptown renovation projects, says the neighborhood’s historic protections have helped preserve the area’s beauty. “It’s one of the more regulated neighborhoods in the city,” she says. “It’s pretty historic and tends to have relatively higher property values.” Uptown Condos can range from $250,000 to $630,000. Smaller single-family homes in need of renovation can sell as low as $400,000, while fully restored homes of similar size can sell as high as $775,000. Larger, more ornate home styles start around $800,000 and sometimes surpass $3 million. Brandi Farrington, Realtor with French Quarter Realty, says the main driver of home prices is the “size, location and the age and character” of a home. “A lot of the homes were built hundreds of years ago and still maintain that original architecture,” she says. “Which is really kind of priceless.”

While Uptown residents enjoy a close proximity to one of the city’s largest parks, Audubon Park, the neighborhood also hosts smaller parks like Evans Playground and Samuel Square. Besides its playground equipment and baseball field, Evans Playground is a popular meeting spot for residents looking for group exercise in an outdoor setting. Samuel Square occupies roughly a city block, though it is bisected by Napoleon Ave and its lines of massive oak trees. While primarily an open green space, the park also offers a playground with a recycled rubber turf and a basketball court for pickup games.

Bearcat’s offers breakfast and lunch menus divided into lighter fare in their Good Cat section and heartier dishes in their Bad Cat section, both with a mix of vegetarian and other dietary options. As a Louisiana chain, Zara's Lil' Giant Supermarket and Po-boys is the neighborhood’s local spot for fresh produce and other groceries, and residents will have to head further south to for national chains like Whole Foods and Winn-Dixie. Local shops include custom clothier FELLOW on Valmont Street and vintage clothing store Lady Kay Vintage on Magazine Street.

Mardi Gras parades and a historic film festival
The neighborhood organizes its own Mardi Gras parades with groups like the Phunny Phorty Phellows and the Funky Uptown Krewe. Complementing its historic homes, the neighborhood holds the equally rustic Prytania Theatre Uptown, a central hub for one of the nation's longest-running foreign language film festivals, the New Orleans French Film Festival.
