New Port Richey suburb with single-family homes and 55-plus apartments
Thirty-three miles northwest of Tampa, Hunters Ridge is a New Port Richey suburb with single-family homes, 55-plus apartments and shared amenities. “It’s just a nice, family-friendly community,” says Kari Hazeltine, a Realtor with 54 Realty and lifelong Florida resident. “There’s the little things here that I find buyers are asking for—wide roads, mature trees, low HOA.” Shopping and dining are nearby along Little Road, and Jay B. Starkey Wilderness Park is about 2 miles away. The overall CAP Index Crime Score is 2 out of 10, compared to the national average of 4. “It’s great for families with access to so many of the family-oriented things that children will love,” Hazeltine says.
Pasco County public schools receive high marks from Niche
Hunters Ridge is part of the Pasco County School District, rated B-plus overall by Niche. Local kids can start at Deer Run Elementary, before moving on to River Ridge Middle—both rated B by Niche. At the B-plus-rated River Ridge High, teens can explore their interests in over two dozen extracurriculars, including clubs for robotics, skating and chess.
Trees and trails at Jay B. Starkey Wilderness Park
Right in the neighborhood, there are shared amenities like the community pool, tennis courts and a clubhouse where folks relax with card and tabletop games. About 2 miles away, Jay B. Starkey Wilderness Park is an 8,000-acre expanse of mature pine and cypress trees, grassy fields and dirt-packed nature trails, including access to the 47-mile Pinellas Trail. “The trail is very popular for biking, walking and running and it's a selling feature to be close to it,” Hazeltine says. Along the park’s trails, birders can be on the lookout for tree swallows, American robins and even wild turkeys. There are also playgrounds, campgrounds and sports like volleyball and horseshoe. For a day on the water, Eagle Point Park is 5 miles away with a boat launch and fishing waters stocked with largemouth bass.
55-plus events and Halloween at Jay B. Starkey Wilderness Park
For 55-plus residents in the apartment communities, there are events every week, including yoga and water aerobics classes, table-top games like rummikub and dominos and fun events like bingo and luncheons. At the nearby Jay B. Starkey Wilderness Park, community events are held year-round. “They do a big event around Halloween,” Hazeltine says. HUBoween is a two-day celebration of all things spooky with drive-through haunted trails, live music and plenty of food, drinks and games. “They also do stargazing events and I know there’s a lot more,” Hazeltine says.
Shopping and dining along Little Road
Less than a mile away at River Crossing Centre, there’s groceries at Publix and quick bites at fast-food restaurants like Starbucks and McDonald’s. Just up the road at Ridge Plaza Shopping Center, there are big-box retailers like Home Depot and Hobby Lobby, as well national chains like Ruby Tuesday and Applebee’s. For local dining, Sioux City Steakhouse is a laidback spot with favorites like slow-roasted prime rib, French onion soup and fried Oreos. Kawa Japanese Steak House & Sushi is the place for teppanyaki, while Beef ‘O’ Brady’s is a sports bar chain with pub fare and beer on tap. Four miles away, Starkey Market is an open-air boutique marketplace with locally sourced produce, hot coffee and live music.
Ranch-style homes lined with palm trees
Set along sidewalk-lined streets peppered with palm trees, Hunters Ridge’s late 20th-century homes are typically contemporary ranch-style shaded in coastal colors; some are Mediterranean-inspired with arched entryways and decorative windows. “They’re pretty standard three- and four-bedroom homes—some with pools, some without,” Hazeltine says. “Nice, spacious lots—not super close together like newer communities these days.” Common features include attached garages, covered patios or porches and traditional mailboxes dotted along freshly mowed lawns. There are also a handful of 55-plus apartments and villas for rent.
Monthly homeowners association fees are about $20, which go toward community upkeep. “They have a clubhouse with a pool and tennis courts, but the HOA fee that includes the amenities is optional,” Hazeltine says. Prices range from about $325,000 to $550,000, depending on a home’s size and features.
Getting around from Hunters Ridge
Just outside of the neighborhood, Little Road is a local thoroughfare that connects with Florida State Route 54 toward Tampa, 33 miles away; downtown New Port Richey is 4 miles away. Locals are generally car-dependent, but there’s a chartered bus that takes 55-plus folks to Walmart and Publix every week. “There’s a lot of golf carts in the community,” Hazeltine says. “They use those to get to restaurants, shopping and other things around there.” Residential streets are sidewalk-lined and Pasco County Public Transportation buses stop along Little Road; the area’s considered bikeable, though there aren’t any bike lanes. HCA Florida Trinity Hospital is 3 miles away, and Tampa International Airport is 28 miles away.
Environmental concerns and flood insurance
“There are a couple of streets that are close to ponds and require flood insurance, but most of the community is not flood-prone,” Hazeltine says. In 2024, Hurricanes Helene and Milton impacted New Port Richey, and many local businesses were closed for weeks or months while the community recovered. “Churches, businesses and our people came together to help anyone who did suffer damages,” Hazeltine says. “It was a little scary, and I know there was flooding in some areas, but there wasn’t in Hunters Ridge.”

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
