Secluded living near the Gulf Coast in Southern Oaks

Southern Oaks offers a secluded, suburban atmosphere on the outskirts of New Port Richey, bordered by thousands of acres of preserved forests and wetlands, less than 10 miles from the Gulf Coast. “Southern Oaks draws in a lot of first and second-time buyers,” says Jose Cardenas, a Pasco County real estate agent with Premier Sotheby’s International Realty. “It’s surrounded by more upscale neighborhoods with million-dollar price tags, but all the nearby amenities and schools are shared.”

Mediterranean-inspired ranch-style homes

The quiet streets of Southern Oaks are lined with ranch-style homes on well-kept lots, with Mediterranean influences like arched entryways and stucco exteriors common throughout the neighborhood. Palm trees dot front yards, and most homes feature in-ground pools, with most houses built between 1990 and the early 2000s. On the west side of the community, houses sit close together on properties of a quarter acre or less, while on the east end, in the Aristida subdivision, multi-acre lots are common. “Aristida is where you’ll find luxury, estate-style homes,” Cardenas says. Single-story homes on smaller lots range from $300,000 to $640,000, while larger properties can go for $950,000 to $1.5 million.

The Southern Oaks of Pasco Homeowners Association hosts a variety of events, from community yard sales to neighborhood cleanups, throughout the year.

The CAP Index Crime Score in Southern Oaks is 2 out of 10; compared to the national average of 4.

B-plus-rated public schools

Most local families are served by Longleaf Elementary School, which earns a B-plus overall grade from Niche. The B-rated River Ridge Middle School offers a wide array of career-based elective courses, from engineering design and modeling and digital design to guitar and musical theater. River Ridge High School receives a B-plus and has over 30 clubs and extracurricular offerings. The high school also partners with Pasco-Hernando State College and University of South Florida for its dual enrollment courses.

An expansive nature preserve and other recreation areas nearby

Southern Oaks is bordered to the east by the Starkey Wilderness Preserve, which encompasses 18,000 acres of undeveloped wetlands and pine flatwoods. Visitors can hike, bike and horseback ride along miles of paved and single-track trails, fish for trout and redfish or camp in the backcountry or from one of the preserves primitive sites. Nearby, W.H. Jack Mitchell Jr. Park has a pond, a playground, picnic tables and facilities for baseball, soccer and basketball. “Southern Oaks is right across the street from a popular bike path,” says Cardenas. The 2-mile Starkey Gap Trail connects to an extensive network of Pasco County trails. For gulf-side recreation, locals can drive around 8 miles west to Robert K Rees Memorial Park or head about 20 miles southwest to Honeymoon Island Beach. Seven Springs Golf and Country Club has two 18-hole golf courses open to the public, while member amenities include an outdoor pool, tennis facilities and a clubhouse.

Amenities and restaurants along Little Road

Little Road is around a mile west of the community and is lined with chains and local businesses. Sonny’s BBQ is a popular spot serving southern staples, including slow-smoked ribs, angus beef brisket and pulled pork. Molly Malone’s Irish Pub and Eatery offers a variety of pub fare, from burgers to Celtic corned beef sandwiches, along with hand-crafted cocktails and draft beer. The restaurant also has brunch specials and regular live music. Starkey Market has a full bar, hand-scooped ice cream and bar bites, with seasonal events like blackberry picking and an annual holiday market. For groceries, Publix, Walmart and Sprouts Farmers Market are all nearby.
