New Smyrna Beachfront offers convenient, upscale coastal living

The lively, coastal neighborhood of New Smyrna Beachfront is sought after for its location, close to popular waterfront activities and the Atlantic Avenue commercial corridor. “New Smyrna Beach was once the most underrated, hidden gem in Florida. It was very sandy and bohemian, and now it’s getting very high-end,” says Ignacio Barsottelli, a Collado Real Estate Realtor with about a decade of experience. Barsottelli says the beachfront is an especially upscale, resort-like part of town, with hotels and fine dining along South Atlantic Avenue. Proximity to the oceanfront and Mosquito Lagoon, as well as the local elementary school, keeps the neighborhood laid-back and family-friendly. As Barsottelli says, “It’s just well-rounded.”

Coastal homes range from pastel snout houses to condo towers

New Traditional single-family homes with coastal jewel-toned stucco siding are common, as are beachy snout houses with front-facing garages and pastel-hued shutters. Palm trees and Spanish moss-draped live oaks shade grassy lawns and driveways, and the streets get sandier the closer they are to the ocean. Townhomes are available in the Sea Woods, Sun Beach Club and Cedar Dunes complexes, among others. Waterfront condo towers, like Seacrest Condominiums and The Malibu, are also available.

Single-family home prices start at about $255,000 and quickly rise to more than $4 million, but the median hovers around $515,000. Townhomes typically sell for between about $315,000 and $1.8 million, with the median sitting close to $365,000. Condos can sell for anywhere from $200,000 to $2.8 million, depending on size and view.

Flooding and wind damage are significant concerns, especially during hurricane season. The Indian River is more flood-prone than the oceanfront. Some homes are built on stilts or on top of garages to mitigate the risk of water intrusion in living spaces.

Above-average New Smyrna Beach High offers specialty programs

The Volusia County Schools district earns a B from Niche and allows school transfers by application. New Smyrna Beachfront kids may attend Coronado Beach Elementary (B-plus) between preschool and fifth grade, then New Smyrna Beach Middle (B-minus) and New Smyrna Beach High (B) between sixth and 12th. The high school offers specialty programs known as academies, in subjects such as education, criminal justice, engineering and medical sciences.

Waterfront recreation on Mosquito Lagoon, oceanfront beaches nearby

The Mosquito Lagoon Aquatic Preserve, near the entrance to Canaveral National Seashore Park, has miles of shallow paddleboarding trails, boat ramps and beach access. The lagoon came by its name honestly, so visitors are advised to wear bug repellent. Nonetheless, Barsottelli says it’s as popular an attraction as the oceanfront. “You can see manatees there in the winter,” he says, adding that the nature reserve is known for its biodiversity. Public beach access points are scattered along the oceanfront. There’s a playground and racquetball courts at 27th Avenue Beachfront Park, a few blocks from the Callalisa Creek Boardwalk trailhead.

Shopping and dining on South Atlantic Avenue

On the north side of South Atlantic Avenue, the Indian River Village shopping center has a Publix and a Bealls. There’s a Walgreens, a CVS and several national chain restaurants, like Starbucks and Dunkin’, nearby. Several of Barsottelli’s favorite upscale eateries are on South Atlantic, too, including SoNapa Grille and The Baker’s Table. SoNapa is a small regional chain known for its California-inspired wine list; The Baker’s Table is a locally owned favorite
for brunch and dinner.

Getting around New Smyrna Beach and Volusia County

Votran provides public transportation services, including dial-a-ride and flex options, to New Smyrna Beach. The Flex 42 Beachside route picks up from Indian River Village and the intersection of Julia Street and Sams Avenue, near Old Fort Park and AdventHealth New Smyrna Beach Hospital. The hospital is within about 6 miles of most homes. U.S. Route 1 and Interstate 95 follow the coast north toward Jacksonville, where there’s an international airport more than 120 miles away. Orlando’s international airport is much closer, about 75 miles away via I-95 and State Road 528.
