Turnbull Shores is a neighborhood in New Smyrna Beach that’s close to everything but not too close. Residents here are just 6 miles from the oceanfront at Flagler Avenue Beachfront Park and 15 miles from major attractions like the Daytona International Speedway in Daytona Beach. “Everything in this part of Florida is about the beach, and you can be there in under 10 minutes, and that’s just the beginning,” says Kelly DeSoto, a real estate agent with Ocean Properties & Management, who has sold over 150 homes in the area. “But the key is that you don’t have to deal with some of the traffic you get in other parts of New Smyrna or up near Daytona, it’s much less congested.” Locals are nearby shops and restaurants, as well as golf courses and parks. Many homes also rest along Turnbull Bay, providing residents access to activities like fishing and kayaking right from their backyard.

Outdoor adventures at Doris Leeper Spruce Creek Preserve

There is no shortage of recreational activities in the area, and that’s one of its main selling points. “The people here like to be outside, and they like being active,” Desoto says. Beyond the beach, Doris Leeper Spruce Creek Preserve on North Dixie Highway is a top attraction. The preserve features miles of hiking, mountain biking and horseback riding trails, as well as a disc golf course. Divito Park, located on Strickland Bay, serves as a popular spot for fishing and kayaking. At Rocco Park on Sunset Drive, locals can play a game of tennis, shoot some hoops, or watch their kids romp around the playground.

Turnbull Shores offers waterfront homes

Turnbull Shores offers a wealth of 1980s ranch houses and contemporary homes with two-car garages. Palm trees line the quiet residential streets, providing a beachy feel to the neighborhood. “It’s a walkable area. There are a lot of sidewalks in the neighborhood,” says Eric Zimmerman, a broker associate with Adams, Cameron & Co., who’s been selling homes in the area for 20 years. “Many homes are on the waterfront, and you can find large parcels. I had a home over there with more than three acres.”

Three-bedroom homes typically price between $300,000 and $500,000, while larger waterfront properties can run from $700,000 to upward of $1 million. Turnbull Shores has a severe risk of flooding with a score of 7 out of 10, according to Risk Factor.

Easy access to Route 1 and Daytona Beach

Route 1 traces the neighborhood’s east side, making it easy to travel to nearby areas. Daytona Beach is 12 miles north by way of Route 1 and the Daytona Beach International Airport is 15 miles away along the same stretch of road. AdventHealth New Smyrna Beach, a 109-bed hospital, is 5 miles south on Route 1. The Votran bus system has stops along major thoroughfares, like Route 1, but the majority of residents here drive.

North Dixie Freeway serves as a hub for dining

Along North Dixie Freeway, known as Route 1, Brat Haus offers traditional German favorites like bratwurst and regulars know to save room for their apple pie dumplings. There’s also Bello Valentino’s for upscale Italian fare. A range of other options await by following the strip 5 miles south to downtown. “On Canal Street, Corkscrew Bar and Grill and The Spott are two good ones,” Zimmerman says. “They’re like a date-night type of places.” A grocery run can be easily handled at Aldi or Publix on State Road 44.
