New development and culture downtown, with an industrial edge
Measuring 33 square blocks on downtown Manhattan’s west side, Hudson Square once served as the city’s printing district. Bordered by the Hudson River and the fashionable neighborhoods of the West Village, Soho and Tribeca, the area retains some of that industrial edge. Many Hudson Square structures date back to the early 1800s, but it is also an area of significant new construction including luxury condos and tech giant headquarters. Google opened a 1.3 million-square-foot “Googleplex” here in 2023, and The Walt Disney Company plans to debut a 19-story New York office in 2024. “It’s still pretty industrial and is one of the only areas not fully developed downtown,” says David A. Palmieri, an agent with The Corcoran Group. “Inventory is super-limited.”

A mix of indie upstarts and NYC institutions
Locals head to Drip Coffee Makers for its pourover and espresso bar, and Maman King’s romantic greenhouse for French pastries and light bites. Altro Paradiso serves modern Italian fare from chef Ignacio Mattos, Houseman offers creative American with seasonal ingredients and casual eatery Westville is popular for brunch and vegetarian-friendly options. Torch & Crown Brewery includes an airy restaurant and beer garden, inventive cocktails and city views can be had at Hotel Hugo’s rooftop bars and the historic Ear Inn dates to 1817. For groceries, there is a Trader Joe’s in the area, and a Brooklyn Fare close by in the West Village. Entertainment options in Hudson Square include classic and art house movies at Film Forum, live music at S.O.B.’s also known as Sounds of Brazil and cutting-edge performances at HERE.
Residents can dine at fine restaurants like Altro Paradiso in Hudson Square.

Amenity-rich condos and historic townhouses
Most homes in Hudson Square are condominiums. Co-ops, found in older buildings, are typically listed for between $1 and $2 million. A concentration of Federal and Greek Revival style townhouses from the 19th century form the Charlton-King-Vandam Historic District on the neighborhood’s east side. The area’s newer, full-service buildings feature designer interiors with high-end appliances, luxury finishes and extensive amenities such as fitness centers, media lounges and shared green spaces. These condos are generally listed for between $3 and $7 million. “You don’t find many full-service doorman buildings in the neighborhoods nearby because of zoning. They can’t build to those heights,” says Palmieri.

Small plazas balanced by Hudson River Park
Open green space in Hudson Square is limited. The Freeman plazas provide modest lawns, sitting areas and shade. Benches beneath tall trees offer respite in the compact Spring Street Park. Head to Hudson River Park’s Pier 40 for athletic fields, a boathouse, dog run and even a trapeze facility. The Hudson River Greenway, a 256-mile-long stretch with walking and bike paths, runs parallel to the riverside park. A 4000-square-foot science-themed playscape recently opened a few blocks south at Pier 26.
Even tennis courts can be found in Hudson Square.

Trains, a highway and a major tunnel
The 1, 2 and 3 trains can be accessed at the Houston Street station nearby in the West Village. The A, C and E trains stop at the Spring Street station, located in the neighborhood’s southeast corner. The West Side Highway runs along the neighborhood’s western border, offering easy access to points north. The mouth of the Holland Tunnel, which terminates in New Jersey, is in Hudson Square.

Highly rated public and private options
There are no elementary schools in Hudson Square, but the prekindergarten through fifth grade Charrette School nearby in the West Village receives an A grade from Niche, as does middle school 75 Morton, which is a few blocks north of Hudson Square. NYCiSchool is located in the neighborhood and enrolls students in grades nine through 12. It receives and A+ grade from Niche. Additional schools in the area include the private Battery Park Montessori, which enrolls pre-kindergarten through elementary grades and City Country Day School for pre-kindergarten to Grade 8 students.
PS 3 Charrette School entrance had double doors leading to the main hallway for classrooms.
Middle School 297 students are inquisitive explorers supporting their journey in West Vilalge.
