Family friendly vibe with numerous schools and quiet streets
The long-awaited Second Avenue Subway line transformed Yorkville when it opened in 2017. “It was almost like an urban legend for a long time that we thought was never going to happen,” says Elana Schoppmann, a real estate agent with Douglass Elliman who grew up in Yorkville. Prior to its launch, this quiet, residential section felt cut off from the rest of the city, although cafes and stores were still abundant. Afterward, “it really did make the neighborhood a lot more user friendly,” observes Schoppmann. Plus, the subway line increased property values while also attracting more residents and businesses to Yorkville’s tree-lined streets. Housing is mix of postwar walk-ups and luxury high rises, while the overall vibe is relaxed and family friendly.

Postwar co-ops and town home deals
The Second Avenue subway has easily doubled the price of housing from a decade ago. Postwar co-ops dominate Yorkville, many of which are found in walk-up buildings that used to be tenements. Co-op boards tend to be more relaxed versus those west of Lexington, just as high-rise buildings with family-friendly amenities are also common. Schoppmann points out that classic architecture tends to sell the best, while town house deals, and space for the money, can still be found closer to York Avenue. “You're not necessarily going to get these modern, sleek condos in Yorkville. It's more about classic elegance and style.” Beckford House by architect Robert A. M. Stern is a newer example, and its brick facade blends into the streetscape. Prices start around $300,000 for a studio and can reach into the multi-millions for a penthouse, but the average price hovers closer to $1.1 million.

A grade public and private schools
A handful of public schools serve Yorkville. Students in kindergarten through fifth grade can attend P.S. 527 East Side School for Social Action, rated A by Niche. Grades 6-8 can go onto East Side Middle School, another A grade school from Niche where students demonstrate a high proficiency in math and reading. High School for Climate Justice is the main public high school and incorporates climate topics into the curriculum. Trevor Day is a highly rated private school for nursery school through 12th grade.

Promenade with views
Central Park is within easy walking or crosstown bus distance, but the East River Promenade and Carl Schurz Park are even closer for many. The former includes two dog parks, one each for small and big dogs. Playgrounds are never far, and include DeKovatz playground, outfitted with water features, and Catbird in Charles Shurz Park. Asphalt Green is a sprawling fitness complex and features an Olympic-size pool - a rarity in the city.

Longtime favorites and new additions
Restaurants and bars line Second Avenue in particular. Creative cocktails are served in an old-timey atmosphere at The Penrose, a neighborhood favorite. The addition of the Second Avenue line has attracted newcomers like Lashevet, a tiny brick-walled spot serving up Israeli fare. Moulin Cafe is a local gathering spot for authentic French cafe fare and coffee in cozy environs. Nail salons, frozen yogurt shops and other daily essentials are also available along the avenues between York and Third. While there are numerous grocery shopping options, Whole Foods and Fairway are among the largest, with smaller specialty grocers found throughout.

NYC Marathon
Every first Sunday in November the NYC Marathon races along First Avenue, and while it can be exciting to cheer on the runners, residents living east of First are unable to cross the street anywhere along the race route during its duration.
Increased access thanks to Second Avenue line
The Second Avenue Subway provides local Q service at 86th and Second streets, and is also ADA compliant. The 6 train travels along Lexington Avenue with local stops at 96th and 77th streets, and an express stop at 86th Street. Numerous bus lines are also available. For those wanting to travel by water, the NYC Ferry's Soundview route runs from the Bronx to downtown with a stop on East 34th Street.
