Historic homes and new growth shape this Newark neighborhood

Clinton Hill is a vibrant residential neighborhood in Newark undergoing dynamic revitalization while preserving its historic roots. Characterized by its stately Mansion Row along Clinton Avenue, Clinton Hill offers a unique blend of spacious, century-old single-family homes and modern multi-family residences, making it an attractive alternative if you’re looking for more space and affordability compared to New York City. The neighborhood thrives on a strong sense of community, neighborly spirit and active civic engagement, with organizations like Clinton Hill Community Action leading quality-of-life improvements and resident-empowerment initiatives. As more people look for quieter, community-oriented living just outside the bustle of New York, Clinton Hill continues to grow as a diverse and welcoming enclave where tradition meets progress.

What does it cost to buy a house in Clinton Hill?

Clinton Hill’s housing market is shaped by ongoing revitalization efforts and increasing property values, with development most prominent in Upper Clinton Hill. The neighborhood offers a mix of historic multi-family homes, single-family houses and early-1900s residences converted into two- and three-family units, alongside some newer infill construction. Small yards and larger floor plans are common, unlike most other New York City options. “A lot of people decide to move to this neighborhood due to the affordable prices and low taxes,” says Johnny Rojas, a Realtor at Century 21 JR Gold Team Realty for 27 years and leader of the Rojas team. “If there’s an opportunity to buy a two-family house, they’ll buy that, live there five years, then sell that house and buy a one-family house.” The median sale price of $425,000 is slightly above that of nearby South Broad Valley, but still well below what you’d pay just 10 miles away in Manhattan. Broker Marvin Williams of Coldwell Banker Realty adds that the biggest difference between neighboring areas and Clinton Hill is you'll find more traditional colonial styles with more square footage. Prices vary by location and property type: single-family homes generally range from $200,000 to $650,000, and older multi-family properties are priced between $330,000 and $575,000. Typically you’re going to find more renovated homes and higher prices in Upper Clinton Hill, which is defined by the higher elevation of the area as opposed to a street division. Lower Clinton Hill is the place to find fixer-uppers and lower-priced homes.

Commuters have easy access to highways, trains and bus routes

You have a few convenient options for getting around in Clinton Hill. While the neighborhood is not walk-to-train, most commuters head to Newark Penn Station, located about 2 to 3 miles away. Commute times from Clinton Hill to New York City range from 35 to 60 minutes depending on the destination, utilizing PATH trains, NJ Transit Rail and NJ Transit Bus services. If you’re driving, the Holland Tunnel and Pulaski Skyway provide direct routes to Manhattan, with travel times typically between 25 and 35 minutes. Additionally, Clinton Hill is 5 miles from Newark Liberty International Airport and has easy access to Interstate 78.
