In Newark’s West Ward, Ivy Hill is known for its active neighborhood association, park events and access to public transportation. Most people likely know the area for the Ivy Hill Park Apartments, since it's New Jersey’s largest privately owned apartment complex, but the neighborhood also has multifamily homes and quick access to nearby amenities. “It’s a nice residential area,” says Caroline Farnsworth, a real estate salesperson at Coldwell Banker Realty with over 15 years of experience. “There are mostly families, just from what I’ve seen being in the neighborhood. It’s near the light rail, which has a rest stop. Some people don’t realize it's so close to South Orange and Maplewood, just minutes away. Seton Hall is about five minutes away, and that opens up opportunities for students at the university or people who work there.”
Renting units in Tudor Revival or colonial homes
Many residents in Ivy Hill are renters, but Tudor Revival and colonial-inspired homes occasionally go on the market. The prices tend to range from $400,000 to $735,000. “There are some single-family homes, but many are multifamily that are owner-occupied,” Farnsworth says. “So the owner lives in the home and rents out the other units. The majority are older homes that have been renovated, so they have the charm of the old with the new renovations.” The neighborhood's east half has multifamily homes, while the west has Ivy Hill Park Apartments. Many properties have small front yards with long paved driveways that lead behind the homes, though some residents still park on the side of the street.

Celebrating community, food and music at Ivy Hill Park
In the 1930s, Essex County built Ivy Hill Park, and it’s been a neighborhood staple ever since. The county even renovated the grassy space in 2024 with better parking, restroom access and baseball fields. Neighbors also gather at the park for the annual Food and Music Festival organized by the Ivy Hill Neighborhood Association. Residents bring homemade dishes and volunteer to make the event a success. When it rains or snows, nearby Maplewood has separate library campuses for adult services and children’s services.

Traveling 20 miles to New York City by car, bus or train
Residents can walk down narrow sidewalks to catch the bus, shop at nearby grocery stores or drop their kids off at elementary schools. Like many other Newark residents, people who live in Ivy Hill often commute around town or to New York City. The 20-mile commute to NYC takes over an hour via car or NJ Transit bus, but a train ride from South Orange Station to Penn Station in New York takes about half an hour. Workers and international travelers drive 8 miles down Interstate 78 to reach Newark Liberty International Airport. Buses also run to the airport and train station. Ivy Hill is diverse, and so are its places of worship. There are churches surrounding the neighborhood, and there’s also the Al-Madina Islamic Centre and Chabad Center Mt. Sinai Congregation in the basement of the Ivy Hill Park Apartments.
Stormwater mitigation and average weather
When nearby Seton Hall expanded with a new parking garage, Ivy Hill started experiencing flooding, especially after Hurricane Ida in 2021. Losing grassy areas that naturally absorb water means runoff can flood Ivy Hill streets. The city currently has the Ivy Hill Storm Water Mitigation Program, which is still in the planning phase. The IHNA meets with city planners to get updates on the process. Otherwise, the neighborhood usually has humid summers and winters with snow and below-freezing temperatures.
Walking to schools in Ivy Hill
Some students are zoned for Mount Vernon Elementary School, which gets a C-plus or Ivy Hill Elementary School, which earns a C-minus. Both schools teach prekindergarten through eighth grade. Students can apply to attend the C-rated Newark School of Data Science & Information Technology, but the C-rated West Side High School offers general admission. Seton Hall University is a private Catholic college that earns a B-plus.

La Famiglia Ristorante, Pizzeria & Catering Maplewood is south of the neighborhood and offers a menu full of Italian classics. Springfield Avenue in nearby Irvington is lined with clothing shops and discount stores, but residents can also drive farther south to Valley Mall Plaza Outlet, off I-78.
