Newburgh, a city on the rise

As the second New York municipality to receive electricity, Newburgh, 70 miles from New York City, has an electrifying past. By 1884, when Thomas Edison personally oversaw the installation of Newburgh's power plant, the city was an East Coast powerhouse, an industrial hub and a manufacturing hotspot along the Hudson. This is where history lives, and Newburghers are working to restore some of the city's relevance. Tesla and Amazon are locating major warehouses and distribution hubs here, a sign that critical corporate engines find value in and around Newburgh. "Newburgh has proximity to New York City," says John Scarano, a longtime Orange County resident and Realtor with the Licensed2Sell Team at Keller Williams First in New York. "You're also far enough removed so that you don't feel like you're living in New York City." While some portions of the area have houses and apartment buildings tightly packed beside one another, most blocks have breathing room between structures, affording small lawns and green median strips. "The vast majority of it is very urban. If you're an investor looking for a multi-family unit, you can find those, too," Scarano says. "At the same time, if you're looking for a yard and grass with half an acre with grass, where you can let your dog run and let your children play – a place with the white picket fence – you can find that as well." More of that single-family suburban feel exists in the Town of Newburgh, which was once part of the city but is now its own separate entity. Both share nearly equal resident population sizes of around 29,000 people. According to the FBI Crime Data Explorer, violent crime in Newburgh showed a 37.66% decrease from 2022 to 2023 and a 10.87% increase in property crime from 2022 to 2023.

Urban and suburban living in Newburgh

Housing prices are one of the main attractions for people locating to Newburgh. The area has various housing types to choose from, including single-family, multifamily, townhouse and condo. Homes in Newburgh are generally in the Second Empire, Colonial Revival and Dutch Colonial Revival styles and sell for an average of $459,097, below the national average of $554,242. Homes grow in value and cost as they radiate west of the city into less dense parts of the area, reaching prices of $550,000 to $600,000. "The most desired areas tend to be in the southeast parts of the city, while more affordable homes are in the central region," Scarano says.

B-minus rated school district with public and private college options

Newburgh Enlarged City School District serves the children of Newburgh. The district has 12 schools and a B-minus rating from Niche. Newburgh has two private grade schools: the all-girls middle school Nora Cronin Presentation Academy and the San Miguel Academy of Newburgh. Mount Saint Mary College, a private graduate school in the area, offers three programs: the School of Business, the School of Arts, Sciences and Education and the School of Nursing. Near the waterfront, the SUNY Orange, Orange County Community College Newburgh Campus has several buildings and receives a C rating from Niche.

Reviving the arts in Newburgh

Newburgh was once an entertainment magnet along the Hudson, with big-name or soon-to-be big-name acts descending upon the city to share their talents. Big draws like Sinatra, Ella Fitzgerald, and Woody Herman played at the Ritz theater there. That was the site where a young up-and-comer named Lucille Ball had her comic debut. No longer the entertainment attraction of yesteryear, Newburgh's arts community is working to restore some of its historical arts culture. Safe Harbors of the Hudson, a holistic housing and arts community, has been working to renovate the Ritz Theater. Meanwhile, the Lobby at The Ritz has become a popular performance space. Safe Harbors Green, a park on the corner of Liberty and Broadway, has also become a public entertainment venue featuring acts and outdoor movies. Other yearly attractions include Newburgh Illuminated, one of Newburgh's largest annual festivals featuring live music and performances, food, art and fashion. The festival aims to highlight Newburgh's best, and its name is a nod to Newburgh being one of the first U.S. cities on the electrical grid. Visitors to the city, particularly motorcycle enthusiasts, are drawn to Motorcyclepedia, a renowned museum attraction with over 650 motorcycles. Resorts World Casino, in the Town of Newburgh, 4 miles away, is a popular spot for people who want to try their luck. "I don't personally frequent there all that often, but I drive by it multiple times a week, and the parking lot is never not packed,” says Scarano.

Shopping and dining at the waterfront and along Broadway

"You have the Newburgh Waterfront if you're looking for local restaurants. If you're looking for chain restaurants, we have that here too. And it's a diverse town and city," Scarano says. Most stores are spread throughout the city's neighborhoods when it comes to everyday shopping and dining. In contrast, big box stores like Walmart Supercenter and Home Depot near Lake Washington, Target, Lowe’s and other popular chain retailers and restaurants can be found along Broadway near New York Stewart International Airport. Groceries are also found along Broadway at supermarkets like Adams Fairacre Farms and ALDI. Locals head toward Newburgh's waterfront for the standout eateries to find food trucks and spots like Billy Joe's Ribworks and Hudson Taco.

Free events in Downing Park

Newburgh residents enjoy their parks and green spaces. Among the most popular are Downing Park, Chadwick Lake and Algonquin Park. Downing Park is centrally located and features a pond and fountain on its southwest corner, where residents may walk their dogs or enjoy events like Arts in the Park or Folk in the Park, a free folk music performance. Chadwick Lake is a manufactured lake, 6 miles northwest of the city, and surrounded by Chadwick Lake Park, a town park with trails and several sports fields and courts. Algonquin is part of the Orange County Parks and Recreation Department and features buildings from the Civil War era. The park is open from April to mid-November and has a pond for fishing along with trails and picnic areas. These outdoor locations are perfect for the hot and humid days during the summer months. In the winter, snow is common and can average around 9.5 to almost 10 inches.

Crossroads of the Northeast

Newburgh's location and access as a major transportation hub originally placed the city on the map. And today, it retains much of that regard. Newburgh is known as the Crossroads of the Northeast, with Interstate 84 passing just north of the town and the New York State Thruway, Interstate 87, to the west. Various state routes also pass through the city. To reach New York City via car, commuters head south on Interstate 87, arriving in 90 to 120 minutes. Many residents rely on public transportation, taxis and ride-shares in town. The Beacon train station, accessed via the Newburgh Ferry terminal or the Newburgh-Beacon Bridge, connects commuters to rail service on the Hudson Line and transports them to Grand Central Terminal in New York City in 90 minutes. Steward International Airport, 6 miles away, provides air service through Allegiant Air, Breeze, and Play Airlines. For medical services, Montefiore St. Luke’s Cornwall is within the city.
