Small-town living at the edge of farmland in Newmanstown
Farmland rings Newmanstown’s homes and stretches beyond it in almost every direction — except in the direction of the mountain ridge that rises along its southeastern side. “It’s a beautiful view of the mountain range with South Mountain right behind you,” says Dale Longenecker, a real estate agent and real estate auctioneer at RE/MAX of Reading who has sold homes here for 16 years and has lived in the area for decades. Newmanstown is tiny, but carries the essentials for daily life and draws people in with its lower cost of living. Its location in Millcreek Township is between major central Pennsylvania touchstones; it’s between 20 and 40 minutes by car to Lebanon, Reading, Lititz and Hershey. Beyond any logistical reasons to move here, though, Longenecker always brings it back to the people. “It’s a small town, so you get that great community,” he says, recalling how open and accepting it’s always been. “I owned the grocery store in Newmanstown for 30 years. The community was really, really good to us when we had that store. I can’t say enough good about it.”

Pizza, fresh produce and essentials on East Main Street
Newmanstown has a button-sized downtown with a single traffic light; its post office, bank and only restaurant are all located on the same block. Justino’s Pizza sells pies and subs for dine-in or take-out. Henry’s Porch & Pantry is a small farmers market fueled entirely by the family’s backyard garden, providing a steady stream of fresh produce and young plants. Indian Grocery & Town Market has groceries and basic hardware or home maintenance items, and there’s a Dollar General in town. For a bigger selection of groceries, Boyer’s Food Market is less than 3 miles away in Womelsdorf.

Historic homes near the town’s center, newer houses in Newburg Village
The cost of homes in Newmanstown is a big initial draw for many homebuyers. “You can go maybe 10 miles up and the same home is probably going to be $25,000 more,” Longenecker says, adding that its lower taxes help with the cost of living, too. Older traditional and colonial homes stretching along and branching off East Main Street and North Sheridan Road, an area locals call “the old town,” were often built between 1890 and 1940. These homes are a little closer together, and some are semi-attached. They typically cost between $120,000 and $300,000. In the early 2000s, a developer built Newburg Village on Newmanstown’s southeastern side. The subdivision’s hi-ranches and ranch-style homes have more yard space and typically cost between $250,000 and $375,000, and they’re in high demand. “If you list a home in there, it sells within days,” Longenecker says.

Small parks, a township-run summer camp and camping on South Mountain
Local softball and soccer teams gather at Noel K. Hertzog Memorial Fields — often just called Memorial Park — for practices and games, and parents often take their kids to burn off energy on the park’s playground. Newburg Recreation Area also has a small playground and a large green space. Millcreek Township also offers a half-day summer camp for local kids. “And for a little town, I don’t think that’s normal,” Longenecker says. “They’ll do trips, they’ll take them to pools and they’ll have games and stuff for them during the day when they meet.” Just outside Newmanstown, South Mountain is full of hiking and camping spots like Shady Oaks Family Campground.

Career preparation at ELCO High
The Eastern Lebanon County School District has a C-plus from Niche. Children in Newmanstown can attend Fort Zeller Elementary School, which has a B-minus, from kindergarten through second grade. They then move on to Eastern Lebanon County Intermediate School, which has a C, for third through fifth grade. Eastern Lebanon County Middle School also earns a C, while Eastern Lebanon County High School has a B-minus. High school students choose one of five career pathways. The school also offers optional dual enrollment or technical education programs.
Eastern Lebanon County Intermediate School has 520 students in grades 3-5 with a student-teacher ratio of 13 to 1.

Annual chili cookoff and summer concert series
Longenecker says Newmanstown has lots of little events throughout the year, including a chili cookoff to raise money for the playground and a garage sale weekend. Every Sunday evening during the summer, Memorial Park fills up for a free concert. “All you have to do is bring your lawn chair out to the park,” Longenecker says. “There’s a lot of trees, so they’ll just sit under the trees and listen to the music. And they even have a little church in town that, if it rains, they’ll just take the act into the church.”
Accessing Route 422, hospitals in Lebanon
East Main Street, also known as state Route 419, is Newmanstown’s biggest road. A simple two-lane street lined with houses, it connects the neighborhood to nearby Womelsdorf, which has access to U.S. Route 422 under 3 miles away. It’s this bigger highway that leads into areas like Lebanon and Reading. The nearest hospitals, WellSpan Good Samaritan Hospital and Lebanon VA Medical Center, are in Lebanon about 12 miles away.
