Teeming with antebellum Victorians, Greek Revival-style mansions and other historic houses, Newnan has earned the nickname “The City of Homes.” In fact, a sign atop the Newnan Carnegie Library downtown proudly proclaims it. Established in 1828, Newnan has six historic districts, all listed on the National Register of Historic Places, including its walkable downtown. Since 2000, this city 40 miles from downtown Atlanta has nearly tripled in size, and now counts a population of over 45,000. And while that recent growth has resulted in new residential and commercial development, it still has that small-town feel. "Newnan is for people looking for a more peaceful city than Atlanta," says longtime resident Michael McHenry. "Most of us spend our free time shopping at Ashley Park, playing a game of pickleball at The Hop or maybe grabbing a drink at The Alamo downtown."

Historic homes and new builds in Newnan
The median sales price in Newnan is around $380,000, lower than the Atlanta median of $412,000. Beverly Ferrell, a Realtor with Southern Real Estate Properties, says the prices and variety of housing options are part of the city’s appeal. “We have everything from townhomes to homes with large tracts of land,” says Ferrell, who grew up in Newnan. “You can buy a home sitting on 25 acres if that’s what you want. We have a diverse portfolio that a lot of areas don’t have.”
Buyers can find newly constructed townhomes in the Nickel Creek subdivision from $325,000 to $350,000 and contemporary homes in the Summergrove neighborhood for $350,000 to $450,000. Historic homes can range from around $500,000 for 100-year-old Craftsman bungalows to over $1 million for turn-of-the-century Greek Revival-style mansions. “We are one of the few cities that was actually spared when Sherman marched across Georgia,” Ferrell says. “We have many pre-Civil War homes here.” The Coweta County Visitors Center gives out self-guided driving tour maps directing people to more than 50 historic homes around Newnan.

Boutique shops downtown and major department stores at Ashley Park
Independent shops and restaurants occupy the historic buildings in downtown Newnan. The Alamo operated as a movie theater in the early 1900s and is now a popular spot for cocktails and live music. “I remember growing up, there were a lot of empty stores downtown, and now as soon as one moves out, another one moves in,” Ferrell says. “It’s a very vibrant area.”
Three miles from downtown, Ashley Park shopping center has a 14-screen cinema and department stores like Belk and Dillard's. Chain retailers, eateries and grocery stores are concentrated along Bullsboro Drive, the city’s main thoroughfare. Iconic dining establishments include Sprayberry’s Barbecue, just north of downtown. “It’s been family-owned and -operated since 1926,” Ferrell says. “When my cousins come here from Texas, the first thing they want to do is get Sprayberry’s.”

There are eight parks in Newnan, including the 12-acre CJ Smith Memorial Park, which has a skate park, splash pad and playground. House of Pickleball, known as The Hop, has 15 courts with lights for night games. The 2,900-acre Chattahoochee Bend State Park is one of the biggest in Georgia. Just west of the city, it offers hiking, fishing and kayaking.
The newly developed 26-mile LINC trail is a popular spot among walkers, runners and bikers. The 12-foot-wide paved path is for non-motorized travel only and connects historic downtown with multiple neighborhoods.

The Coweta County School System gets high marks
The Coweta County School System serves Newnan, earning an overall A-minus from Niche. The district operates 19 elementary, seven middle and three high schools. Newnan High, known for its nationally ranked gymnastics team, is considered the third-best high school in the county by Niche and scores a B-plus grade. Famous alumni include country singer Alan Jackson, who grew up in Newnan. The school district is one of the city’s top employers.
Newnan has four distinct seasons, marked by hot and humid summers and mild winters. Extreme weather events are rare, but a tornado hit the high school in 2021, costing $110 million to rebuild. “The tornado was just one of those odd things that came through,” Ferrell says.
The Elm Street Elementary School is known as the home of the Eagles.

Interstate 85 provides a direct route to downtown Atlanta
Interstate 85 runs through Newnan and, following the highway 40 miles north leads to downtown Atlanta. The Hartsfield-Jackson Atlanta International Airport is 30 miles away. “Newnan is car-dependent, but our traffic is relatively light compared to Atlanta,” Ferrell says.
Piedmont Newnan Hospital, a 217-bed facility on Poplar Road, provides 24/7 emergency care and employs over 1,000 staff members. Yamaha Motor Manufacturing Corporation is another major employer.
