Longstanding residents, pristine landscaping close to the Back Bay
Belcourt is a guard-gated community on Newport Beach’s north side, known for its huge homes and upscale lifestyle. Like many private neighborhoods, it has some residents who keep to themselves. Most people have known each other for a while, though. “Neighbors are nice and have typically been here since the beginning, since the ‘80s. Because of that, it’s generally an older community. Still, there’s been some turnaround recently, and young families have started to move in,” says Brandon Marchione with Surterre Properties. He’s been a real estate agent for over 20 years, and he’s lived in Belcourt since 2019. “It’s also beautiful. You see a lot of tall, mature trees, and the landscaping really gives the neighborhood a lived-in, comforting feel. You’ll always see people walking around the neighborhood, doing their daily constitutionals in the mornings and evenings.” In addition to exclusive amenities from the Belcourt homeowners associations, Belcourt is a few miles from the Back Bay and Newport Beach. Nearby highways also allow for easy commutes to Irvine and other parts of Los Angeles.
Backyard tennis courts for Belcourt mansions
Belcourt is made up of diverse housing tracts from the 1980s, but they’re mostly single-family homes with expansive square footage. They start at $2 million, but homes with double the space can sell toward $7 million. These highest-end homes have backyard tennis courts and large pools, clustered on Belcourt’s east side. Townhomes are on the south side in Belcourt Towne Collection, and they range from $2.6 million to $3.6 million. Condos are on the north side in Belcourt Terrace, priced between $2 million and $3.3 million. "They're nice, spacious condos that max out around 3,500 square feet," Marchione says. "You only have one neighbor on the side of you, so it's pretty quiet." Belcourt Hill, a separate gated community on the neighborhood’s west side, has both single-family homes and condos, and they're priced similarly. Belcourt’s prices are generally more budget-friendly than those in One Ford Road, another gated community next door. The neighborhood’s CAP Index Crime Score is a 2 out of 10, roughly half of the national average.
Community pools, neighborhood parks and Newport Bay trails
Belcourt Hill, Belcourt Terrace and Belcourt Towne Collection each have their own community pools, while single-family homes typically have private ones. Bonita Canyon Sports Park is just outside of the neighborhood for pickleball, tennis and basketball courts, and Arroyo Park has a playground nearby. Upper Newport Bay, or the Back Bay, is also a few miles west for trails, and it’s one of the last remaining estuaries in Southern California. The Back Bay Loop wraps around this waterway for roughly 10 miles, and hikers are likely to see marine life along the way.
Close to Lincoln Elementary, Corona del Mar Middle and High
About 2 miles south of Belcourt, Lincoln Elementary serves kindergarten through sixth grade and gets an A from Niche. Corona del Mar Middle and High also scores an A, and it’s more walkable on the neighborhood’s west side. The University of California, Irvine is a few miles east too, and it’s considered one of the top research schools in the country.
The Bluffs, Newport North Shopping Centre
On the neighborhood’s north side, The Bluffs and Newport North Shopping Centre have both chain and locally owned restaurants. Champagnes Kitchen is both a family business and Newport’s oldest deli, established in 1989. Flower Child specializes in vegetarian and vegan fare, but its plates also cater to carnivores and keto-ers. Other businesses and employers are in the offices at University Research Park, next to the University of California, Irvine. Fashion Island is an outdoor mall with 200-plus retailers, and it’s just south of the neighborhood. Ralphs Fresh Fare and Pavilions are the closest grocers.
Walkable neighborhood with state Route 73 access
With plentiful sidewalks and low speed limits, Belcourt itself is walkable and bikeable. Residents likely have a car to get around Newport Beach, though. Belcourt Drive is central in the neighborhood, and its northern and southern gates are the only access points. The northern one closes after 10:30 p.m., while the southern one is open 24 hours a day. Belcourt Hill, the smaller westernmost subdivision, also has two entries on Northampton Court and Southampton Court. Bison Avenue and MacArthur Boulevard are the main thoroughfares outside of the neighborhood, leading to state Route 73 and other freeways. Alternatively, Orange County Transit Authority operates several bus routes in the area.
