Meaning “Crown of the Sea,” Corona del Mar is a Newport Beach treasure, from its blufftops and beaches to its inland parks and Pacific Coast Highway culinary scene. Locals love to call it simply “CdM,” and while there’s a relaxing lack of commercial hustle, residents on the north end are only 6 miles from Irvine Business Complex — Orange County’s largest employment hub. “There’s an overall lifestyle here that people up and down the coast love. You have world-class dining and shopping, great schools and incredible views of Catalina and the ocean,” says Keegan Budden, Realtor with the Altman Brothers team of Douglas Elliman, who’s been selling in the area since 2016. Mariners Church, one of the nation’s largest megachurches, is 5 miles from the neighborhood core. Adds Henry, "Corona del Mar has been the home of some incredible idealists, like Chuck Smith, founder of Calvary Chapel, and Walt Disney, whose imagination took off just 20 miles from us. We're proud of our heritage because it reflects the area’s visionary mindset from the get-go. We're called Crown of the Sea for good reason."

Big Corona, Little Corona and Newport Bay
Outdoor enjoyment defines Corona del Mar, which is situated amid three golf courses, connected to Balboa Island, and edged with seaside trails. Locals swim and surf at Corona Del Mar State Beach Park, aka Big Corona. Snorkelers head south to Little Corona — a secluded cove with less of a crowd. "Proximity to beaches and the harbor are really what drew people to the area originally," says Henry. "But now you also have the public Pelican Hill Golf Course, and right next to it are fantastic trails throughout Crystal Cove State Park. I mountain bike there all the time." Inland, west of the PCH, Irvine Terrace Park is equipped with a sprawling nautical-theme playground and plenty of sports fields and courts. East of the PCH and Corona del Mar, miles of wooded canyon trails etch the 1,200-acre Buck Gully Reserve. Henry adds that Corona del Mar also nurtures a close network of yacht owners who connect with kindred nautical souls at marinas on Newport Bay.

Stroll The Village, dine at The Quiet Woman and shop Fashion Island
The Village is studded with coffee shops, bakeries, delis and more. “The Village is known for restaurants up and down PCH,” says Budden. “You have Bandera for authentic southwestern, and there’s Rose Bakery, which has the best breakfast burritos.” Corona del Mar's oldest restaurant, Five Crowns, has been a go-to for traditional English prime rib since 1936. "The Quiet Woman is our neighborhood 'Cheers' institution that's both fine dining and a bar," adds Henry. “CdM Restaurant is also becoming a happening place. It's relatively new, but it's doing an old-school vibe with velvet booths and martinis." New Port Theater combines movies with craft beer and pizza.
Just a mile or north of central Corona del Mar, big-brand stores fill the outdoor Fashion Island mall. Groceries are convenient at Bristol Farms in Corona del Mar Plaza. For organics and local goods, the year-round Saturday farmers market is a mainstay.

Midcentury to ultramodern homes, flower- and yacht-named streets
A mix of Spanish-influence, coastal-urban and modern homes line narrow streets, creating a cozy feeling that's unique to Orange County. Sidewalks are plentiful, and homes generally fill their lots, so many residents get creative with pocket-sized lawns. Creativity is also evident in The Village's flower-named streets, such as Jasmine and Larkspur, all alphabetical for easy navigation. In Irvine Terrace, streets carry the names of famous Newport Harbor-based yachts owned by Humphrey Bogart and other prominent residents.
"Property values here have weathered every economic storm for the last 50 years,” says Debi Sommars, a principal commercial broker at DS2 Real Estate, who’s been selling real estate in the area since 2009. “Corona del Mar is just one of those Teflon markets. It's so desirable that it's been virtually unaffected by even the worst market fluctuations." Home pricing reflects its in-demand reputation, with condos and townhouses ranging from $2.5 million in the flower streets to $8 million on the coast. Single-family 1960s and 1970s remodels fetch between $3 million and $5 million and a wide range of Bayside Drive and oceanfront homes can start around $11 million and rise up to $50 million, depending on build date and size.

A-grade Newport-Mesa Unified School District
Public schools are within the Newport-Mesa Unified School District, given an A grade on Niche. Most kids start at Harbor View Elementary, also given an A, and advance to Corona del Mar Middle and High School, given an A-plus. In 2024, the CDMMHS girls’ golf team won their regional championship. Private schools nearby include St. Margaret's Episcopal and Sage Hill School, both earning a Niche A-plus. PCH connects to major freeways
Commuting out can be challenging because it’s tucked away. The closest major freeways are only accessible after a drive on Pacific Coast Highway, MacArthur Boulevard or Jamboree Road. Routes 55 and 73 connect to Interstate 405 for north-south travel through Orange County. Some homeowners may hear airplane noise from the flight path to John Wayne Airport, just 7 miles north. Orange County Transportation Authority provides a network of bus routes and the iShuttle takes commuters from transit stations to the Irvine Business Complex. “The blend in Corona del Mar is hard to beat,” says Budden. “We’re getting a lot of people coming from LA and San Francisco here because of how clean it is, and the airport’s 20 minutes away. It’s the full package for anyone from families to business executives who commute to LA, to people who’ve sold companies and it’s their end-all, be-all spot.”
