Port Streets: a popular family-oriented neighborhood

Harbor View Homes has nautically themed streets like Port Bishop Place and Port Edward Place, earning it the nickname “Port Streets.” More than this moniker, though, the neighborhood has become one of the hottest places to move in Newport Beach. “It’s really blown up since the pandemic. It’s diverse, but you’re seeing a new trend of families flocking here,” says Charlie Price with Coldwell Banker. He’s the founder of the Charlie Price Group, which has closed over $350 million in sales in Newport Beach and surrounding areas. “With all the kids around the neighborhood, we always make the joke that it’s like an open-door policy. They’re always walking in and out of the neighbor’s houses. It’s a hub for Halloween or any other outing that kids love. You always see basketball hoops in driveways or on the street.” This outdoorsy community also has a central greenway with walking paths, and parks are often a short walk from the house. For boaters and beachgoers, the iconic Newport Bay and Newport Beach are on the nearby coast.

Hot properties with sizeable yards in Harbor View

Midcentury modern homes were built when the neighborhood began in the late 1960s and early ‘70s, but many have been renovated since. They range from $2.8 million to $4.5 million. Newer builds from the 2010s and 2020s often have double the square footage, and their architecture is more contemporary or Cape Cod style. They’re between $4.7 million and $9.3 million. Backyards are often large and shaded with trees, and many homes have pools as well. These perks have led to fewer homes on the market and an increase in demand. “Price per square foot has skyrocketed. It’s insane how many new builds there are and how many people have poured into that marketplace,” Price says. “You’re seeing more people move to Newport Beach overall, but Port Streets has gone berserk.” The neighborhood’s CAP Index Crime Score is also a 1 out of 10, much less than the national average of 4.

Greenway’s paths lead to community pools, Bonita Canyon Sports Park

Monthly dues to Harbor View’s homeowners association include private amenities for residents. Connected via a central greenway, community pools are on the northern and southern sides of the neighborhood, and they’re attached to kid-friendly clubhouses. Playgrounds, soccer fields, baseball diamonds and a basketball court are other options. Bonita Canyon Sports Park is also on the neighborhood’s north side, hosting more fields and some pickleball courts. Big Canyon Country Club is nearby with a private 18-hole course, and membership is by invitation only. Roughly a 10-mile drive from the neighborhood, Newport Beach has fishing piers and rolling waves.

A short walk to Anderson Elementary

Anderson Elementary is in the middle of Port Streets, so most students can walk to school. Niche gives this school an A rating, and it has about 300 students. A few miles west with roughly 2,100 students, Corona del Mar Middle and High scores another A, and it has academies in global studies and performing arts. University of California, Irvine, is a couple of miles north and is one of the highest-rated public research universities in the nation.

Sought-after shopping and dining at Fashion Island

Fashion Island is an outdoor mall with some of the city’s most popular restaurants, such as Fleming’s Prime Steakhouse & Wine Bar, Great Maple, JOEY and about 30 others. It also has nearly 200 boutiques and department stores, in addition to an in-house movie theater called The Lot. Roger’s Gardens is just south of the neighborhood; it’s a plant nursery, farmhouse restaurant and home décor shop with themed holiday exhibits. Pavilions and Gelson’s are the closest grocers, on the north and south ends of Harbor View Homes.

Driving in Newport: MacArthur Boulevard to the PCH

Harbor View Homes is a walkable neighborhood with paths and greenways, but most people drive around Newport Beach overall. San Miguel Drive has two exit points on the neighborhood’s east side, and Ford Road has another one on the north side. Both these thoroughfares connect to MacArthur Boulevard, which goes south to the Pacific Coast Highway. San Miguel and Ford also have several stops along Orange County Transit Authority’s No. 79 bus route. It stops at Fashion Island, UC Irvine and other points of interest.
