Some say Lido Isle is the most upbeat of Newport Beach’s eight islands. “It attracts people that are outgoing and friendly, and it’s a very happy place. I love it, and I can’t think of a better place to live,” says Alison McCormick, Broker Associate with Arbor Real Estate and licensed since 1977. She’s a third-generation resident and has served as President of the Lido Isle Women’s Club. “We have overwhelmingly long-term residents who have owned their home for years, or the family has been here for decades. People know which dog goes with which house and which kids go with which parents.” This know-your-name attitude is partially due to the island’s small size — less than half of a square mile — but it’s also due to the lifestyle. Surrounded by Newport Bay and its channels, Lido Isle residents often keep a boat in the area, and the Lido Isle Yacht Club organizes waterside get-togethers. That natural access has attracted newcomers in the 2010s and ‘20s, welcomed by the longstanding community. “People used to come from the San Gabriel Valley and buy summer homes,” McCormick says. “Now, we get more people from LA who want to live here year-round and escape the city. If a house isn’t already fixed up, it probably will be in the next five years.”

Exclusive clubs and amenities for Lido Isle residents
Like many communities in Newport Beach, Lido Isle has access to Newport Bay and Pacific Ocean water sports. The Lido Isle Community Association, though, operates private amenities unique to the island, and membership is included for residents. On the island’s south side, the association has its own clubhouse, beach, snack bar and patio deck. It’s also the center for the Lido Isle Yacht Club, a subgroup of the association established in 1928. “The yacht club is extremely active, and they have a summer sailing program for ages five to 18. Those kids have won so many national and international championships,” McCormick says. Members can reserve dock space or watch the sunset near the water. A tennis court and the San Remo Park lawn are across the street too, and additional courts are a short walk west. The Lido Isle Tennis Club hosts professional lessons on these courts, and its teams have won competitions across Orange County. Another group, the Lido Isle Men’s Club, has game nights, fundraisers and excursions; the Women’s Club has book drives, garden parties and holiday celebrations.

Newport Beach high-dollar Mediterranean homes on the bay
Lido Isle was developed in the 1920s by W.K. Parkinson, who dredged sand 10 feet above high tide. He wanted the community to be like a Mediterranean resort city, so he named streets after major destinations like Barcelona, Nice and Genoa. He also designed homes in the Mediterranean style, with tile roofs and open verandas. These street names and architectural flourishes have stuck around today. Properties in the island’s interior make up a majority of the market, and they can sell from $4 million to $6 million. Bayfront homes are rarer on Via Lido Soud and Via Lido Nord; they start at $10 million but can go for $20 million with private docks. The average sale price increased by 30% in 2024, but homes sell significantly slower than the national average.

Luxury shopping and dining at Lido Marina Village
Lido Isle is entirely residential, but it’s just east of Lido Marina Village. This waterfront shopping center was renovated in 2016 and 2022 and receives about 1.5 million visitors every year. Among its highly rated restaurants, Nobu receives many celebrity guests for its Japanese fusion, and Malibu Farm Lido has popular New American cuisine. Boutiques like Le Labo and Bad Birdie draw shoppers from across Orange County. Pavilions, the closest grocer, is also in this area.

Beachfront learning at Newport Elementary
Newport Elementary School gets an A from Niche and serves kindergarten through sixth grade. On the shore of Balboa Peninsula, it’s one of two beachfront elementary schools in the nation, and its playground is next to the sand. It’s also the oldest school in Newport-Mesa Unified School District, established in 1894. Lido Bridge and the Pacific Coast Highway
Because of its small size, Lido Isle is highly walkable and bikeable. Most people have a car to get around wider Newport Beach, though, and the island has on-street parking. Lido Bridge, on the island’s west side, is the only land route and leads to Lido Marina Village.
