Mariners is a residential enclave in Orange County with quiet, suburban streets and unique homes between Newport Bay and an energetic street known for its shopping and dining scene. The highly rated Mariners Elementary School is, at most, a 30-minute walk away, while the beach is only a few minutes away by bike. “There’s not a lot of through-traffic, and kids play in the streets. It has a real ‘neighborhood’ feel and larger lots,” says Todd Bousman, Realtor and owner of bouHAUS Properties, which specializes in the area. “There’s also the close proximity to the 17th Street corridor with retail and great restaurants within walking distance.”

Popular eateries and coffee shops in Westcliff Plaza and on 17th Street
Westcliff Plaza is situated at the corner of Westcliff Drive and Irvine Avenue. Anchored by Ralphs, it’s also home to several neighborhood eateries. Pandor Artisan Bakery & Café brings French-style artisan bread to Newport Beach, and its glass display of pastries, tarts and fluffy gelato tempts patrons to indulge. A few doors down, The Chicken Shop prepares New Zealand-style poultry roasted over South American quebracho blanco wood and served in wraps or bowls. Westcliff Drive continues north as 17th Street, one of the area’s most popular commercial strips. “There are three or four great coffee shops, like Haute Cakes Caffe or Kit Coffee,” Bousman says. “That zone has been getting an influx of eateries.” Nick’s opened its Newport Beach location along 17th Street in early 2025, where service staff in white button-downs and vests provide hot towel service and present upscale dishes.

The residential streets of Mariners form a fan-like shape along Newport Bay and lead past homes with artistically landscaped front lawns. They may then move forward to Ensign Intermediate School before concluding their secondary studies at Newport Harbor High School. All three schools earn A grades from Niche. Newport Harbor High offers more than 20 Advanced Placement classes, as well as an International Baccalaureate Diploma Programme. For example, the Back Bay Loop Trail cuts through the Upper Newport Bay Nature Preserve, which consists of 135 acres home to rare birds, like the San Diego cactus wren and the burrowing owl.

Conveniently located near several state routes and John Wayne Airport
Residents can use California state Route 1 to get to the center of Newport City and other coastal communities, like Huntington Beach. John Wayne Airport is about 6 miles north of the neighborhood via Irvine Avenue. California state Route 55 travels north between Santa Ana, Orange and Irvine, eventually merging with Interstate 5, which commuters can take to downtown Los Angeles, about 44 miles away. Orange County Bus route 55 stops on the south side of the neighborhood, taking passengers to and from Santa Ana.
