People live in One Ford Road for the master-planned homes and large square footage. “It reminds me of Cape Cod and the East Coast,” says Annie Clougherty, a Realtor with Compass who was born and raised in Newport Beach. She’s sold homes in the area for over 20 years. “You have white roses and white homes everywhere. Everything looks very picturesque and well maintained.” A guard-gated community on Newport Beach’s north side, this suburb has its own clubhouse and other private amenities. The One Ford Road Community Association operates these facilities, in addition to keeping up neighborhood gardens and regulating property management. Just outside of the neighborhood, Newport Bay has hiking trails, and highways allow for commutes around Los Angeles.

Large square footage by Pacific Bay Homes
With nearly 300 homes, One Ford Road consists of several housing tracts built in the late 1990s and 2000s. The developers, Pacific Bay Homes, had five designs and several floor plans for each. Many homes are similar as a result, but the southernmost Providence tract has eight custom-built homes. “People forget about those homes, but they’re some of the most beautiful properties in Newport Beach,” Clougherty says. Architecture ranges from contemporary to Spanish throughout the neighborhood, and landscaping differs from house to house. Most homes have 3,000 square feet or more, and they’re often two stories. They sell from $3 million to $6 million and are rarely on the market. That scarcity also applies to Belcourt, another gated community around One Ford Road, but homes there are slightly less expensive. The neighborhood’s CAP Index Crime Score is a 2 out of 10, compared to the national average of 4.

A short walk to Corona del Mar Middle and High School
Lincoln Elementary serves kindergarten through sixth grade and scores an A from Niche. While this school is about 2 miles south of the neighborhood, Corona del Mar Middle and High School is just west for grades seven through 12, and it gets another A. High schoolers can enroll in its four-year language program for Spanish, Mandarin, French and ASL.
A National Blue Ribbon School, Corona Del Mar High School offers excellent education.
Lincoln Elementary School has dozens of effective and excellent teachers and staff.

Private recreation in One Ford Road, nearby trails along Newport Bay
One Ford Road has several amenities exclusive to residents, such as a fitness center, playground, putting green, sports courts, barbecue areas and community pools. Most of these are central in the neighborhood and are walkable from many homes. Upper Newport Bay, also known as the Back Bay, is a few miles west. This marine conservation area is one of the only remaining estuaries in Southern California, and walking its trails, wildlife is a common sight. The closest path to One Ford Road goes through the @Eastbluff neighborhood and continues around the bay for a total of 10 miles. Big Canyon Country Club has an 18-hole course just south of One Ford Road, but membership is by invitation only. The iconic Newport Beach and Balboa Peninsula are roughly 10 miles farther south.
One Ford Road luxury community has a private park and pool along with other amenities.
Back Bay is a great place for many outdoor activities in and around the One Ford Road neighborhood.

Casual and fine dining, UCal businesses nearby
The Bluffs and Newport North Shopping Centre are commercial complexes just north of the neighborhood. Restaurants include Eddie V’s Prime Seafood with surf and turf dinner, and Mag’s Donuts for casual breakfast. University Research Park, which hosts many corporate businesses, is to the east and next to University of California, Irvine. Fashion Island is an outdoor mall to the south with over 200 retailers, and additional shopping is closer to the coast. Ralphs Fresh Fare is the closest grocer, about 2 miles west.

Two-gate access and a ramp onto state Route 73
One Ford Road has low speed limits and many sidewalks, so residents often get around on foot. However, they likely have a car to access other neighborhoods in Newport Beach. The community has two gates; the northern one is up Country Club Drive, while the southern one is down Southern Hills Drive. Jamboree Road and Macarthur Boulevard are major thoroughfares on either side of the neighborhood; they lead up to state Route 73 and other freeways. Orange County Transit Authority operates several bus routes in this area, some of which go south to Newport Beach.
