In Newport, on the far south end of Aquidneck Island, Lily-Almy Pond looks out over Narragansett Bay. “What’s nice about this neighborhood is that it’s equidistant to town and the beaches on ocean drive. You can walk to everything, but you’re not in the thick of busy downtown. We’re away from the heat of Thames Street, as we like to say,” says Hogan Associates Realtor Caroline Richards, a Lily-Almy Pond resident. Despite its relative seclusion, it's not a sleepy – or quiet – part of town. “It’s not suburbia, it’s definitely an urban area. And you can hear the ocean and the fog horns, so it has elements of a little city with seaside charm,” Richards says.

An eclectic mix of beachy housing styles
These narrow streets meander around Lily Pond and Almy Pond. They’re lined with scrubby coastal pine trees, low stacked-stone walls and weathered wooden picket fences, which surround neatly trimmed lawns. The homes behind the lawns represent an eclectic array of 19th and 20th century housing styles, from Colonial Revival and Cape Cod to Federal, but they’re all beachy, clad in cedar shingles or wraparound porches and sandy beige color palettes. “You’ll have some seasonal buyers, but a lot of residents here are year-round,” says Lila Delman Compass Realtor Alexandra Thursby, who has over a decade of experience in the area. “It’s a year-round neighborhood,” Richards agrees. “We have a small handful of second-home people, a handful of people who transplanted years ago and a bunch of generational Newporters.” Prices start at around $1.3 million for three-bedroom Cape Cods and go up to more than $3 million for four-bedroom houses with private waterfront access.

New Rogers High School building opening in 2025
The Newport Public Schools system serves Lily-Almy Pond students. There are four schools in the district, including the Newport Area Career & Technical Center. Between preschool and fourth grade, kids go to Claiborne Pell Elementary, which gets a C-plus from Niche. Older students continue to Frank E. Thompson Middle, which also gets a C-plus, and B-graded William S. Rogers High. Construction of a new high school building started in 2022, and the new campus is expected to open for the 2025-2026 school year.
Salve Regina University is less than a mile and a half east of the neighborhood. The private Catholic university offers nearly 60 bachelor’s and master’s degree programs. “Salve Regina is just stunning; you get to go to class in the Gilded Age mansions right on the Cliff Walk,” says Richards, who attended as an undergrad.
The Claiborne Pell Elementary School is a wonderful new school with an exceptional standing.

Gooseberry Beach, Newport Cliff Walk nearby
The famous Newport Cliff Walk, which follows the coastline behind the city’s sprawling late 19th and early 20th century mansions, picks up at the South End trailhead on Bellevue Avenue, in the neighborhood’s southeast corner. The sandy, swimmable Gooseberry is a few blocks west. In the summer, it has a snack bar and lifeguards. Richards says the Narragansett Bay beach is “the fifth ward beach,” and so well-visited that some Newporters even call the neighborhood “Gooseberry.” In Lily-Almy Pond’s northwest corner, Ballard Park is a former quarry that’s now a 13-acre meadow with walking trails. The Friends of Ballard Park decorate the greenspace with thousands of lights every winter for nightly Illuminated Garden walks.

South of Thames Street, Newport’s main business corridor
On the far south end of Newport, several blocks below Thames Street, Lily-Almy Pond is insulated from the city’s business corridor, but not inconvenient to it. “We have some local delis on our end of town,” Richards says, adding that her favorite is Ash Mart, a convenience store at the corner of Thames and Carroll Avenue. “Everything is good, but they have the best egg sandwiches and foot-long subs to bring to the beach.” Richards also recommends Zelda’s for New England seafood, and Mama Louisa Ristorante Italiano or Viesté for Italian. All three eateries are on Thames, less than a mile and a half north. On the waterfront side of the main road, boutique retailers and more restaurants fill historic wharfs. At the north end of Thames, the Shops at Long Wharf mall features upscale national retail chains.

Commuting around and off Aquidneck Island
Bus transportation is available at Rhode Island Public Transit Authority, or RIPTA, stops along Ruggles Avenue, perpendicular to Thames Street at the neighborhood’s north end. There are three ways to get off the island: the Newport Bridge, about 4 miles north, or the two bridges at the far north end of Aquidneck, both about 15 miles away. Rhode Island Route 138 runs northwest across the Newport Bridge, connecting through Jamestown to U.S. Route 1, which heads north to Providence. The state capital and regional employment hub is just over 36 miles away, a drive that can take less than 50 minutes, depending on traffic.
