Bluewater Bay offers waterfront living, amenities and top schools

Bluewater Bay is a master-planned community east of Niceville. It rests on the shores of Choctawhatchee Bay, and residents spend their days watching sunsets from their decks, boating or driving golf carts to the various amenities—from golf courses to pools—near their homes. The Bluewater Bay Municipal Services Benefit Unit, or MSBU, has a board of directors that oversees maintenance, including roads, streetlights and irrigation systems. With a Cap Index Crime Score of 3 out of 10, compared to the national average of 4, and top-rated schools, Bluewater Bay draws families, many of whom stick around. “Most people don’t even lock their doors, it’s that safe,” says Joe Fagundes, a real estate agent with Berkshire Hathaway HomeServices PenFed Realty and president of the Windward subdivision’s HOA. “We moved here 20 years ago, raised our kids here and don’t plan on leaving anytime soon.”

Wide range of home styles and prices across various subdivisions

With nearly 4,000 homes across 73 subdivisions, Bluewater Bay accommodates many budgets and lifestyles. Most subdivisions have their own HOAs, separate from the MSBU, that oversee architectural review, landscaping and more. Florida state Road 20 divides the community, and Fagundes notes this can affect home prices. “On the southwest side, most homes are $450,000 and higher—up to $2 million on the bayfront,” he explains. “If you go across the road, there is more affordable housing, between $300,000 and up to $1 million. But I’d estimate that 60% of homes in all of Bluewater Bay are $500,000 or less.” Addie’s Place is the newest subdivision, featuring recently built New Traditional homes. Southwind and Windward are gated on the golf course. “Both have waterfront,” Fagundes says. “Sunset Beach within Southwind has a long community building with a pier, and Windward has its own pier just for neighborhood residents.”
Throughout Bluewater Bay, single-story New Traditional, bungalow and ranch-style homes can cost $280,000 to $490,000, while Colonial Revival, two-story New Traditional, Mediterranean-style and contemporary houses can run from $500,000 to $780,000. Waterfront properties may range from $800,000 to $2.5 million. Townhouses and condos are available, mostly near the bay, and can cost $170,000 to $530,000, depending on age and location.

Residents enjoy golf, tennis and bay access in their neighborhood

Walking trails lead to all kinds of recreation. Aside from a full access package to the neighborhood’s three pools, the community doesn’t provide all-inclusive memberships for its amenities; each facility has its own fee. But the playgrounds at Abram’s and Woodlands parks are free. There’s a 9-basket disc golf course, the semi-private Golf Club and Bluewater Bay with 18 holes and the Bluewater Bay Tennis Center, offering clinics, camps and lessons on its 12 clay courts. The community recently added pickleball courts. “Many people play golf and tennis, but more people are on the water,” Fagundes says. Some residents store boats at the neighborhood marina, others have private docks. Just outside Bluewater Bay, Fred Gannon Rocky Bayou State Park has slipways. “The state park is heavily used,” Fagundes says. “The boat launches lead directly into Rocky Bayou, which puts you into the Choctawhatchee Bay.” The park also offers campsites and hiking trails under the shade of live oaks. Plus, the Emerald Coast’s scenic beaches, known for their white sand and clear waters, are a short drive away.

A’s for Bluewater Bay’s zoned schools

The Okaloosa County School District serves the neighborhood. Bluewater Bay Elementary and Ruckel Middle earn an A-minuses from Niche. Niceville High gets an A and has the country’s only NaGISA, or Natural Geography of In-Shore Areas. In 2024, eight students traveled to Japan to present their work on marine biodiversity.

Shopping and dining on state Road 20, with restaurants close to home

Along state Road 20, there’s a Winn-Dixie grocery store, CVS Pharmacy, Ace Hardware, Dollar General, Walgreens and restaurants. Jojo’s Coffee and Goodness is a morning go-to. Brothers Kitchen serves Southern cooking, while Tisano’s offers Italian cuisine. But Fagundes notes that the neighborhood’s most popular spots are within residential areas. “The local favorite is LJ Schooners at the marina,” he says. “It overlooks the wet slips and has an oyster bar and a formal restaurant.” The Blue Tee, beside the golf course, has diverse breakfast, lunch and dinner menus.

Driving distance to Niceville, Destin and Fort Walton Beach

There’s no public transportation in the neighborhood. “Golf carts are commonly used,” Fagundes says. “It’s also very walkable. On both sides of the main roads all the way down to the marina, there are sidewalks.” Bluewater Bay is between Niceville, about 5 miles west, and Destin, about 10 miles south. “There’s a lot more traffic in the summer, but when you live here, you know the times of day that you don’t have to deal with it,” Fagundes says. “Saturday, you don’t even try. That’s turn day on the beach.” Fort Walton Beach is about 20 miles west. Eglin Air Force Base, with a military hospital, and Destin-Fort Walton Beach Airport are about 15 miles west, and Hurlburt Field is about 25 miles west. MCA Florida Twin Cities Hospital is about 7 miles away.
