Peaceful living in Nichols Hills
With tree-lined streets and neighborhood events, the suburban community of Nichols Hills doesn’t feel like the rest of Oklahoma City or OKC to locals. “It’s like living in a small town,” says real estate agent Marta McCubbin with First Source Real Estate and neighborhood resident herself. “It has its own police department and fire department. Mail comes to your front door just like it does in the old neighborhoods.” In Nichols Hills, residents can enjoy green spaces and access to all essential amenities, including downtown OKC, just 8.5 miles away. “A lot of people who grew up here tend to move back,” McCubbin says.
Quarter acre lots and custom builds
Architecture styles in Nichols Hills are diverse. It is common to see a Colonial nestled between a French-inspired home and a Spanish Revival. Many new homebuyers are investing in the land, choosing to tear down older houses and build their dream property. Despite this, everything in Nichols Hills comes back to one thing—appearance. Homes sit on landscaped plots with beautiful facades facing the street and two- or three-car garages tucked to the side. Circular driveways are scattered throughout the neighborhood, and many homes have pools. “You can’t park on the street overnight,” McCubbin says. “No cars or trashcans to clutter the streets or views.” Older homes in Nichols Hills might sell closer to $600,000 for a quarter of an acre of land. Newer houses typically list for $1.3 million to over $2 million.

Nichols Hills parades and concerts
Even though Nichols Hills is part of the city, its events make it feel more distinguished. The neighborhood has its own Fourth of July parade each year, starting at Kite Park. “Children decorate their bikes, and the fire trucks come out,” McCubbin says. From June through September, the Nichols Hills Band performs in the gazebo at Kite Park on the third Thursday of each month. Residents can gather on the park green with picnics or games. In the spring, the Rosebud Classic race runs through the neighborhood, allowing participants and observers to take in the blooming rosebuds.
Neighborhood parks and country clubs
Nichols Hills is home to several small parks throughout the residential streets. Small, landscaped triangles of green spaces, like Anderson Park, offer benches and lighting. In addition to Kite Park’s open field and gazebo, kids can play at the playground. The North Grand Boulevard Trail connects Nichols Hills to Lake Hefner. On the eastern side of the neighborhood, Oklahoma City Golf and Country Club offers one of the oldest golf clubs in the city, opening in 1929. Today, the club also boasts an Olympic-sized swimming pool, indoor and outdoor tennis courts, massage rooms, fitness equipment and workout classes.

Mediterranean food tours and French wines
Nichols Hills is only a few minutes from restaurant destinations and shopping districts, so residents are always near their favorite eateries. Zorba’s Mediterranean Cuisine offers dishes from Greece, Cyprus, Morocco and Spain. Each month, they offer culinary tours, where visitors with reservations can tour a new cuisine and enjoy carefully paired wines. La Baguette Bistro brings high-end, authentic French cuisine to residents. It also boasts a wine and gourmet goods shop, where people can explore quality butcher items and prepared foods. Trader Joe’s and Whole Foods are both located within the neighborhood’s boundaries, but there’s also a Walmart Supercenter just 2.6 miles away at Penn Square Mall. Target is 3 miles away.

Hike or bike the North Grand Boulevard Trail
While residents can walk the open neighborhood streets or bike the North Grand Boulevard Trail, Nichols Hills is more car-dependent. The 003 bus stops along North Western Avenue, and the 008 bus on Northwest 63rd Street connects to Penn Square Mall. North Pennsylvania Avenue runs vertically through Nichols Hills, helping link it to other neighborhoods and downtown. INTEGRIS Health Baptist Medical Center is 3 miles away, making the neighborhood popular for doctors. Will Rogers World Airport is 16 miles away.
Study finance at John Marshall Enterprise High School
For kindergarten through fourth grade, students can attend Nichols Hill Elementary School, which Niche grants a C. John Marshall Middle School offers several sports to students, from football and cheer to wrestling and cross country. It receives a C-minus from Niche. John Marshall Enterprise High School hosts the Finance Academy and offers Advanced Placement (AP) and concurrent enrollment courses. Niche awards it a C-plus.
