Beacon Lake, a master-planned community 18 miles from St. Augustine and 25 miles from Jacksonville, is chosen for its highly rated school district and proximity to popular roadways. “St. Johns area as a whole has experienced rapid growth over the past several years,” says Meshell Perry, a broker associate and co-owner of Dogwood Realty. Perry has 8 years in the industry. “One of the main drivers has been for our A+ schools. St. Johns County has one of the best public school systems in the country.” In 2024, a kindergarten through eighth-grade school opened within Beacon Lake, and 2 miles away is the highly rated Beachside High School. County Road 210 and Old County Road 210 border the development, making it easy for commuters to hop on Interstate 95 or head to nearby shopping and dining. For recreation, Beacon Lake has an amenity center and a lake.

Beacon Lake offers single-family homes and townhouses built by Toll Brothers and Dream Finders Homes in the New Traditional style. Houses sit on manicured lots with front and backyards and are organized along winding roadways bordered by sidewalks. Roadways end in cul-de-sacs and some surround lakes, while others are near community parks and amenities. The development is encircled by 358 acres of preserved land, giving the community a tranquil atmosphere. Many residents who bought townhouses or smaller single-family homes have moved to larger homes within the development. Townhouses range from $355,000 to $420,000. Single-family homes with four bedrooms or fewer range from $475,000 to $560,000. Larger homes with in-ground pools or boat launches range from $625,000 to over $1.2 million. The Beacon Lake community is overseen by the Floridian Property Management, a community association property management company that charges residents under $100 annually. There is also a Community Development District fee of $200 a month. “Beacon Lake also has what we call CDD fees. This is typically a 30-year bond that the county & developer put in place,” says Perry. “A CDD neighborhood is typically an area with fun summer activities for the kids. I lived in a CDD neighborhood, and I feel that an HOA and CDD help keep your property values up.” The CAP Index Crime Score is a 2 out of 10 for Beacon Lake. The national average is 4.

Highly-rated schools near Beacon Lake
The area is served by St. Johns County School District, which gets an A from Niche and is listed as the best school district in the Jacksonville area. Children may attend kindergarten through eighth grade at the newly built Lakeside Academy, currently unrated, within Beacon Lake. Students continue to Beachside High School, earning a 7 out of 10 from GreatSchools. Beachside is also the closest hurricane shelter to Beacon Lake. The school district offers career academies for high school students who wish to get a head start in their future careers. Beachside offers career academies in global logistics and supply chain management, information technology and veterinary and biomedical sciences.
Lakeside Academy serves students from kindergarten through 8th grade and has the capacity to accommodate up to 1,500 students.

The area is also golf cart-friendly, and carts may be driven around the community. The Ascension St. Vincent’s St. John County is 2 miles west for medical emergencies. The Jacksonville International Airport is 40 miles north along Interstate 95. Most houses of worship are less than 5 miles away, such as the Agape Church of Christ, First Baptist Church Jacksonville at Nocatee and Waypoint Church Nocatee.

The Lake House is Beacon Lake’s amenity center. The center is surrounded by a lake for canoeing and kayaking. Inside the center is a gym and a crew house for lake equipment. It also has a swimming pool, a splash pad, water slides and a tennis court. To the right of the Lake House is a playground, and to the left is a white-sand beach with a kayak and canoe launch. On the other side of Beacon Lake is Lakeside Park, a fenced-in area with a playground made to look like a ship. Nearby is a sand volleyball court, a boat launch and a crew house. Another community park along Twin Creeks Drive has a set of basketball courts and four-square courts for pick-up games. Kitty-corner to the courts is an empty lot slated to be a St. John’s County Park with soccer fields. Beaches like Mickler’s Landing are 10 miles away along the Florida coast.
