Steps away from the sandy shores of Chesapeake Bay lies the Bay View neighborhood, an area filled with 1950s ranch-style homes, beachside condos and Cape Cods. “Bay View is an older, up-and-coming neighborhood, and there is a lot of investment happening from the city with new developments popping up near the beach,” says Sarah Wood Bigler , a broker and Realtor Coastal View Realty by Creed with over seven years of experience. This neighborhood sits halfway between the Naval Station Norfolk and USCG Station Little Creek, north of Norfolk International Airport. Nearby restaurants like The Bold Mariner Brewing Company create spaces for locals to enjoy time together and support their local marines. Some residents also live within walking distance of Bay View Elementary, which neighbors the Bayview Community Center, making it easy to walk their kids to school in the morning. Anyone who wants to be close to naval bases, crashing waves and popular dining spots chooses Bay View.
Bungalows and Cape Cods near East Ocean View Avenue
More than half of the residents in Bay View rent their homes, but those looking to find their permanent place in this beach community can find plenty of options. Condos and beach bungalows along East Ocean View Avenue have wide views of Chesapeake Bay. “Bay View still has some rebuilding to go through, but homes there are seeing higher market values like everyone else. There are short-term rentals in the area, too,” says Heidi Johnson , an associate broker at Bunch Real Estate with over seven years of experience. The area has attached and detached condos with second-story balconies that sell for $550,000 to almost $1 million, and high-rise condo buildings sit further east with units that go for $265,000 to $500,000. Bay View residents who need more space live in three-bedroom ranch-style and Cape Cod homes farther inland with attached garages or uncovered parking that sell for $200,000 to $450,000. Larger Craftsman homes that sell for $450,000 to $550,000 also sit within the neighborhood and often feature five bedrooms.
Learning leadership at Norview High
Bay View Elementary welcomes young students to learn and earns a B-minus from Niche. Parents who live close to the school's campus can walk their kids to class. Students later attend the C-rated Azalea Gardens Middle School before moving on to Norview High School, which gets a C-minus and offers students the chance to learn how to direct their community with the Leadership Center for the Sciences and Engineering.
Exploring Grove Beach or Bay Oaks Park

Locals definitely go there, but the oceanfront in Virginia Beach gets much busier,” Johnson says. Locals can walk or bike to the shore. Those who want to skip the sand visit Community Beach Park or Bay Oaks Park to let their kids climb on the playground equipment. For a quieter day out, Ocean View Golf Course offers public and members-only tee times for their 18-hole course. Residents can become members at the Bayview Recreation Center to use their gym, game room, playground or outdoor basketball court.
Barbecue and brews at The Bold Mariner Brewing Company
Friends get together at The Bold Mariner Brewing Company for signature craft beer. Customers can order charcuterie platters or hummus on Mondays and Tuesdays or stop by Wednesdays through Sundays to try southern barbecue from Bar-Q (Bark). Cap’n Ron’s Bar & Grill is a dive spot where locals go to play pool and try seafood bites. When it’s time to stock up on groceries, residents drive down to the Walmart Neighborhood Market on East Little Creek Road or north to the Harris Teeter. Locals also visit Family Dollar for last-minute items like sunscreen or snacks before hitting the beach.
Churches and flood watches
Five churches, including the Kingdom Hall of Jehovah’s Witnesses, sit within Bay View. Getting easy access to the bay also means keeping an eye out for flooding. “That area, especially closer to the water, has a flooding risk. It’s a home-by-home case for those who need flood insurance. And homeowners don’t have to choose FEMA; there are other options,” Johnson says.
Norfolk International Airport 5 miles away
Norfolk International Airport is 5 miles south and takes about a 15-minute drive. Residents can wait for a Hampton Roads Transit bus at a stop along Chesapeake Boulevard and ride to downtown Norfolk. Narrow sidewalks run in front of the homes, giving residents a path to use when biking to the beach or taking their pets for a walk in the sun. Naval Station Norfolk and USCG Station Little Creek border the neighborhood. “It’s not the noisiest area in Norfolk, but you’ll hear planes,” Johnson says.
