Commuters heading to downtown Norfolk for work drive down East Princess Anne Road or East Virginia Beach Boulevard. The grid-style streets of Broad Creek are lined with paved sidewalks and mature trees. Most of these single-family homes feature Cape Cod, bungalow and national-style designs. “I think it’s more of a traditional neighborhood. It’s more of an established neighborhood, so there’s not much new construction going on. I don’t see too many investment properties,” says Kenneth Foster with COVA Home Realty, a Realtor with over nine years of experience. Some residents live in the townhouses east of the Broad Creek Apartments. A three-bedroom home built in the 1950s with over 1,000 square feet, a moderate yard and uncovered parking can sell for around $250,000, while a four-bedroom home built in the 2010s with over 2,000 square feet, an attached garage and a large yard can sell in the $375,000 range. Because most homes have uncovered parking that can fit a couple of cars, it’s common to see vehicles parked along the wide streets.The CAP Index gives Broad Creek a crime score of 5 out of 10, with 4 being the national average. The neighborhood has an above-average rate of violent crimes. Broad Creek Civic League works in the area with holiday food drives and monthly meetings to connect neighbors with community leaders and discuss ways to improve the neighborhood.

Jesse's Place sees a crowd for lunch and breakfast
Residents pick up groceries at the Walmart Neighborhood Market on East Princess Anne Road or the Piggly Wiggly down the street. The Broad Creek Shopping Center, 3 miles away on Military Highway, has even more retail options, including Target, Ashley Stewart and Home Depot. After working up a sweat at the Salvation Army Kroc Center, locals can head across the street to Be A J Juice Bar for fresh smoothies, cold-pressed juices or jerk chicken wraps. Jesse’s Place is a local diner where hungry people go to order pancakes and coffee for breakfast or a club sandwich and apple pie for lunch. For a fun night on the town, residents can drive 3 miles to downtown Norfolk to explore the bars and restaurants there.
Becoming a leader at Norview High
Richard Bowling Elementary School, which earns a C-minus from Niche, sits next door to the Jordan-Newby Library north of the Broad Creek homes and welcomes young students to learn. Ruffner Academy middle school also receives a C-minus and is the next step students take before transitioning to the B-rated Norview High School. Norview is home of the Pilots and offers advanced courses through their Leadership Center for Sciences and Engineering program (LCSE). Norfolk State University is within walking distance of Broad Creek, making it easy to head to campus for class, work or a basketball game.
Fruit trees and walking trails at Broad Creek Legacy Park
In 2021, the City of Norfolk built the Broad Creek Legacy Park as part of a plan to refresh local neighborhoods. Visitors can walk along paved paths that wind around the grassy area, bring their kids to hang out on the playground equipment or relax in the sun on one of the many benches. The park also includes an urban orchard open for visitors to pick fresh fruit from the trees. Homeowners live within walking distance of the Salvation Army Kroc Center Hampton Roads, where members can drop their kids off for fun programs before heading to a fitness class or the pool. The Jordan-Newby Anchor Branch Library at Broad Creek sits north of the homes and offers Lo-Fi Study Hour for students and game nights on Tuesdays for teens.
