Prime location meets affordability near naval bases
Colonial Heights is a little neighborhood whose chief luxury rests in its location. It’s just 3 miles from Ocean View Beach Park and 7 miles from Downtown Norfolk, offering proximity to the area’s biggest attractions while maintaining a few of the benefits that come from even slight distance, such as lower home prices. “Generally, they have larger yards in that area, so you get a little bit more land while still being very close to everything the city offers,” says Sarah Wood Bigler, a real estate agent at Creed Realty who has been selling in the area for eight years. “There’s tons of restaurants and shopping.”
Colonial Heights is also located between the Naval Station Norfolk and the Joint Expeditionary Base-Little Creek, which are both about 7 miles away. “There’s a high concentration of either active or retired military,” says Christopher Castle, a real estate agent and leader of the Castle Team at Iron Valley Real Estate Prestige who has been selling homes here for over five years. “I think there’s a lot of pride in our very strong military presence, and the whole community has this sense of duty and honor. And then you’ve got that combination of these neighborhoods that feel very family-oriented. It gives it an identity to the whole area, even though we’re a combination of many, many different cities in close proximity.”
Homes with yard space starting at $250,000
Most of the neighborhood is made up of cozy bungalows, Cape Cods and ranch-style homes, though it’s also possible to find two-story colonial-style homes and New Traditionals with two-car garages. “The houses tend to be a little bit smaller and not quite as modern, so it feels as though you’ve kind of stepped back into the 1950s or the 1960s,” Castle says. “The main draw to that location is that it feels suburban and it feels well-planned and it doesn’t feel like it is a mass track subdivision where all the houses look the same. It’s almost like every house looks a little bit different even though they’re similar in style.” He adds that despite their older architectural styles, many of the houses have been updated on the inside. Sidewalks line most of Colonial Heights’ wide streets, with trees, especially crape myrtles, stretching over them or dotting yards and blooming in shades of pink from mid-spring to early summer. Homes typically cost between $250,000 and $450,000. “The price ranges are pretty affordable for first-time home buyers,” Bigler says.
Nearby bus stops, easy access to I-64
Chesapeake Boulevard and Tidewater Drive bookmark Colonial Heights on its east and west sides. Residents can find bus stops along these roads as well as along East Little Creek Road, which runs through the neighborhood. Interstate 64 makes up part of Colonial Heights’ southern border, so hopping on the interstate to travel elsewhere in Norfolk is a breeze. “The whole of Hampton Roads is fairly easy to navigate, and the closer you are to the interstate without being right under it is an advantage,” Castle says. “You can get to wherever you need to get in very quick time.” Sentara Norfolk General Hospital is 7 miles away, Sentara Leigh Hospital is just over 8 miles away and Norfolk International Airport is about 4 miles from home — so close that residents don’t even have to bother with traffic on the interstate to get there. Although there’s not a lot of traffic noise to contend with in most of Colonial Heights, the military presence in Hampton Roads is famously reflected in its soundscape. “Of course, the whole of the Hampton Roads area, you can live just about anywhere and you’re going to see or hear some sort of military plane. I find that not a nuisance, but more a reassurance,” Castle says.
Skating at Northside Park, swimming in the Chesapeake Bay
The Crossroads Community Center offers an indoor basketball court, computer room, game room and a gym. Just outside Colonial Heights, the 62-acre Northside Park is a huge draw for its playground, skate park, basketball court, softball field and an indoor pool where residents can enroll in swimming lessons. And thanks to its location a few miles from the Chesapeake Bay, residents often head there to swim, boat, kayak or fish when the weather is nice. The incredibly popular Ocean View Beach Park is only about 3 miles away. “There’s a huge beachfront park, there’s a fishing pier,” Castle says. “It feels like an old beach scene as opposed to new and modern. If you go to Virginia Beach, you’ll find a lot of 10-story hotels and there’s a huge amount of foot traffic there. But I think a draw and appeal to the north Norfolk area and this neighborhood is that within a 10-minute drive, you can be at any major place such as shopping or the beach, and it feels so much more private. Off the beaten path.” When residents do want that big beach experience, Virginia Beach’s oceanfront is about 20 miles away.
Coffee for a cause, local eats and abundant shopping
Most of Colonial Heights’ businesses and restaurants are dotted along East Little Creek Road. Among the community’s most recognizable establishments is Coaster Coffee, a non-profit business that takes pride in and cares for its community. This shop is a pillar in the neighborhood, and all its profits benefit the revitalization of Norfolk by creating community gardens, food distribution and local events. Sabor Caribeño is a cozy Dominican spot offering authentic mofongo and tostones with a fully stocked bar for dinner, while El Rey #2 is a little hole-in-the-wall Mexican restaurant that makes its tortillas from scratch. Taco Tuesday is a weekly event here, but the little restaurant is also known for its margaritas and carne asada fries. Nearby, Tealux Café is a go-to spot for boba and macaroons. Shops also line East Little Creek Road, from Trilogy Comics to The Fabric Hut. Thrifters enjoy digging for antiques and second-hand finds Fair Price Flea Market and Thrift Store USA, a neighborhood favorite since 2002 with over 26,000 square feet of goods. For those into sports, Siren Skate Shop is veteran-owned and specializes in skateboards, bikes and scooters. Residents grab groceries at Walmart or Food Lion.
Summer festivals and farmers markets in Ocean View
Coaster Coffee hosts several local events throughout the year, including an annual fundraising easter egg hunt, a free event that features live music, face painting and egg hunting for the little ones. Just 3 miles away, Ocean View always has something going on, especially as the weather warms up. “During the summer, there’s a farmers market that’s within driving distance. It has to be under 10 minutes away,” Bigler says. “They have fresh produce and local artisans.” Ocean View Beach Park hosts events most Friday evenings during the summer, from barbeques to salsa dance parties and family movie nights, as well as an Independence Day festival and a summer concert series.
History-making leadership at Norview High School
Norfolk City Public Schools earn a C-plus on Niche. Children in Colonial Heights can attend Crossroads School, which has a C, from preschool through eighth grade before moving on to Norview High School. Norview High has a B and has a lengthy history, getting its start in a farmhouse in 1921. It was at this school that the first female principal in Norfolk, Mrs. Marjorie Stealey, served when she was appointed in 1992; she remained principal until 2017. This historic school offers a range of extracurriculars to students, including robotics, model UN, Dungeons & Dragons and ethical hacking clubs. Alternatively, Ryan Academy of Norfolk is a private school that teaches kindergarten through eighth grade utilizing a multigrade classroom learning technique where different grade levels are paired in the same room. The school is currently unrated by Niche.
