Convenient location with rental options

Tucked between Military Highway to the east and Virginia Beach Boulevard to the south sits Crown Point, a Norfolk, Virginia, neighborhood defined by its rental opportunities and convenient location near amenities rather than its lack of homes available for purchase. “Crown Point doesn’t have hardly any single-family homes,” says John Fox, a lifelong Hampton Roads-area resident, the Student Activities Administrator for Virginia Beach Middle School and a licensed real estate agent. “But it does have a lot of restaurants and attractions very close by, and the Norfolk Waterside area is only about 4 or 5 miles away.”

Residential rentals

Located in a commercial area of Norfolk surrounded mainly by businesses and retail, Crown Point has few options for purchasing residential property. The housing stock primarily consists of multi-family rental communities, including the Crown Point Townhomes and The Pointe at Pickett Farm apartments. Crown Point Townhomes feature 1,200 to 1,600 square foot interiors with two to four bedrooms and Dutch Colonial-inspired brick exteriors. Folks can expect a monthly lease price ranging from $1,400 to $2,000. The Pointe at Pickett Farm offers home-seekers one- to three-bedroom apartments ranging from 700 to 1,200 square feet and lease for $1,100 to $1,500 a month. “Crown Point’s great location is attractive to a wide variety of people,” Fox says. “And with its rental opportunities, you see a trend of young millennials gravitating to the area.”

Big-box shopping nearby on Military Highway

What Crown Point lacks in residential real estate for sale, it makes up for in its convenient location just minutes from the retail and restaurants along Military Highway. Military Highway’s bustling shopping centers, like Janaf and Broad Creek, feature a bounty of grocery and big-box stores, from Food Lion and Target to Walmart and Lowe’s, as well as fast-casual and chain restaurants, including veteran-operated Taco Burrito Co. for hand-crafted Mexican favorites and Cook Out for burgers and milkshakes.

High schools boast specialty academies

Kids living in Crown Point attend Norfolk City Public Schools, including Ingleside Elementary and Norview Middle, both rated a C-minus by Niche. After Norview, students head to Lake Taylor High School, which earns a C rating and is home to The Academy of Leadership and Military Science. “A lot of the high schools in that area have specialty programs known as academies, which are pretty well-regarded,” Fox says.

Outdoor and indoor recreation nearby

For some outdoor time, Poplar Hall Park is just a couple of miles from Crown Point. There, visitors can swing and slide on the playground, practice lay-ups at the basketball court, perfect their pitch on the softball field, stroll along the walking path or challenge friends to a round on the 9-hole disc golf course. Crown Point tennis buffs will appreciate the proximity of the Tidewater Tennis Center, an indoor racquet sports facility, where, even on the rainiest of days, members can show off their killer serve, enjoy a tennis lesson, or pull off a legendary pickleball victory.

Easy access to highways

With Crown Point’s location near major area roadways, including Military Highway, Virginia Beach Boulevard, and Interstates 264 and 64, commuters can make the 6-mile drive to downtown Norfolk in around 15 minutes or the 10-mile journey to Naval Station Norfolk in about 20 minutes, depending on traffic, which can get heavy in the Hampton Roads region. Folks preferring public transportation will find several Hampton Roads Transit bus stops along Virginia Beach Boulevard within a half mile of Crown Point Townhomes and The Point at Pickett Farm apartments.

Minutes from fun Norfolk Festivals

Crown Point's convenient location isn't only advantageous for the daily commute. It's also a boon for residents in search of some fun at some of the city's festive annual events, many of which take place at Town Point Park. This waterside park, located about 5 miles from Crown Point, plays host to several of Norfolk's most popular festivals, including the iconic Harborfest, the Town Point Virginia Wine Festival, the Norfolk Waterfront Jazz Festival and the Fourth of July Great American Picnic & Fireworks. Whether it’s a pint of ice cream from Food Lion, a hammer and nails from Lowe’s or a night out at Norfolk’s Waterside, Crown Point residents have everything they need within easy reach.
