Buyers here can find a home for less than Norfolk's median sale price of around $330,000. But prices range widely, from entry-level to luxury. “There are some affordable options over there. And that's great because it's affordable, and you're also near the beach. So, you get to take advantage of the value that comes from being close to waterfront properties," says Helen Makriyianis, a Realtor with Signature Homes. Here’s how prices break down by home type:

  • Detached homes start in the mid-$100,000s and can reach the lower $700,000s.
  • Townhouses start in the upper $100,000s and top out in the upper $200,000s.
  • Condos rarely hit the market, with only one recent sale at around $1.2 million.

Close to top employers and the Hampton Roads Bridge-Tunnel

From West Ocean View, you can quickly hop onto Interstate 64 and U.S. Route 460 to reach destinations around Hampton Roads. It’s one of the closest neighborhoods to the Hampton Roads Bridge Tunnel, which connects Norfolk to Hampton. Commuters are often heading to:

  • Naval Station Norfolk, which is about 6 miles away
  • Joint Expeditionary Base Little Creek-Fort Story, which is roughly 9 miles away

Schools serving West Ocean View have STEAM and IB programs

West Ocean View is part of Norfolk Public Schools. Students can attend Ocean View Elementary School, a Maritime Pathway School that uses its location near the Chesapeake Bay to shape its curriculum. From there, students can advance to Northside Middle School in Northside. Granby High School in Talbot Park is the only school in the district offering the International Baccalaureate program. Nearby private options include Ocean View Christian Academy in neighboring Pinewell.

Beach access, community events and recreation close to home

The beach along the Chesapeake Bay anchors outdoor recreation here, with more than 7 miles of sandy shoreline to enjoy. There’s a fishing pier that’s open 24 hours a day and plenty of parking. Many homes are within walking distance of Ocean View Beach Park. Its grassy lawn is where community events are held, such as Friday theme nights with live music, Family Fun & Movie Night and the Big Bands on the Bay Summer Concert Series. Where residents shop, dine and stock up on essentials

Familiar retailers, local shops and restaurants are around Ocean View Shopping Center. You can pick up groceries from Harris Teeter and stock up on supplies at Ocean View Hardware. Fishing trips often start with a stop by Hidden Treasures Bait & Tackle, and those into collectibles and tabletop gaming can pick up new wares at Atlantis Games & Comics.
