Abundant opportunities to shop and dine
Tucked between Uptown Normal and Veterans Parkway, Pleasant Hills is a suburban neighborhood surrounded by two of Normal’s most popular shopping and dining areas. With plenty of sidewalks and local shops and restaurants less than a mile east and west, the neighborhood is a walker’s paradise. Anderson Park and access to the Constitution Trail are also within walking distance, and tall, older trees throughout the community add to its natural appeal. “Pleasant Hills is a good, central location,” says Matt Hansen, Realtor with Coldwell Banker Real Estate Group. “So, nothing in Normal is far away.”

Home values up 10% from past year
Developed from the 1960s to the 1980s, Pleasant Hills is an established neighborhood with classic styling, larger lots and mature trees. Townhouses are available, but much of the neighborhood holds single-family homes that range from ranch-style homes to split-level and traditional two-story homes. “The quality of home you get for the money is great,” Hansen says. “Resale values in Pleasant Hills have been good for 40 years.” Townhouses sell between $175,000 and $290,000, while single-family homes range from $200,000 to $325,000. Up 10% from the previous year, the median home price is $257,000. Hansen, who has sold homes in Bloomington-Normal since 2015 and now leads the seven-person Team NexWell, says homes in Pleasant Hills don’t stay on the market long. As his team works with buyers, he says they always consider how easily a homebuyer can sell later. “And Pleasant Hills is absolutely a place where they’ll be able to sell quickly.”
