A rural township that shares amenities with Annville
Northwest of Lebanon is North Annville, one of the county’s many sprawling, rural townships centered around a borough where most amenities are located. “Annville is a bit of a college town,” says Kristan Reed, a Realtor with Iron Valley Real Estate who grew up in the area, “There’s Lebanon Valley College in the town center, and outside of that there’s not a whole lot going on. But some people like that.” According to Reed, most folks in North Annville have to head into town for everyday essentials, but the area’s quiet, agrarian feel with large lots is attractive for some homebuyers. Plus, it boasts well-rated schools and a location directly between employers such as Fort Indiantown Gap and attractions like Hersheypark. The neighborhood has a CAP Index crime score of 1 out of 10, significantly below the national average of 4 out of 10.
New subdivisions and multi-acre farms
Although North Annville’s winding country roads are mostly populated by older farmhouses, some new homes are beginning to crop up in the area. These new subdivisions tend to be tidy and flat, with few trees due to being built on cleared-out farmland. Recently built homes here tend to have farmhouse or Craftsman flair, such as barn-style panel siding or wooden columns. Prices range from $500,000 to $775,000. Homes with more acreage include humble, ranch-style farmhouses to 20-acre estates, surrounded by forests and fields and plenty of room between neighbors. These houses go for $400,000 to $2 million. Cottages, ranch-style homes and manufactured homes near Annville and Union Water Works can range from under $100,000 to nearly $350,000.

Annville-Cleona Schools score above average, with Lebanon Valley College nearby
North Annville is part of the Annville-Cleona School District. Students in kindergarten through the second grade may attend Cleona Elementary School, which scores a B-plus from Niche. B-rated Annville Elementary School houses grades three through six. Annville-Cleona Secondary School, also rated B, serves grades seven through 12. Since 1998, the secondary school has hosted an annual Four Diamonds Mini-Thon, during which students raise money to fight childhood cancer. Since the event began, Annville-Cleona Secondary School students have rallied their community to donate more than $1 million. Just south of the neighborhood in Annville, the private Lebanon Valley College enrolls roughly 1,600 undergraduate students and 400 graduate students annually. The Lebanon Valley Flying Dutchmen compete in the NCAA Division III MAC Freedom conference.

Fish or paddle along the Swatara Creek
Swatara Creek, along the northern edge of the township, is flanked by the 60-mile Swatara Water Trail, which runs from Pine Grove to Middletown. The creek is popular for paddling and fishing, with sections of the water trail accompanied by hiking trails, historic sites and state parks. Swatara Watershed Park, across the creek from North Annville, offers campsites and forested walking trails, with spots for fishing and launching a boat. South of the neighborhood is Quittie Creek Nature Park, which sits on the site of a former limestone quarry along the Quittapahilla Creek in Annville. Today, the scenic park features wetlands, hyacinth gardens and historic lime kilns to explore. Other recreational amenities are scattered around town, including the Annville-Cleona Community Pool and the Annville-Cleona Pickleball Courts.

Local businesses line Annville’s Main Street to the south
Grazing cattle and cornfields easily outnumber North Annville’s businesses. Along the winding backroads are the occasional church, outdoor outfitter or farm equipment dealer. Local produce and bake stands are typically open seasonally, and family-owned farms such as Honey Bear Orchards and Sycamore Spring Orchard & Farm Market welcome patrons to pick their own fruit. For everyday goods and services, most residents drive south to Annville, where businesses line Main Street. Rotunda Restaurant & Brewery is a longtime tavern that feels like a true Colonial pub, but with a tiki bar twist on the back patio. “I really like Whirling Dervish,” Reed says. “It’s a little café on Main Street that does pastries and coffee. It’s pretty cute.” For classic movies and live performances, folks head to Allen Theatre, where there’s an adjacent bookstore and café to hang out in before or after the show. A Giant grocery store on the east side of town is roughly 1 to 10 miles from most North Annville homes.

Between Hersheypark and Fort Indiantown Gap
Lebanon is between 5 and 10 miles east. Harrisburg, less than 25 miles west, is home to the Pennsylvania State Capitol and Harrisburg International Airport. Hersheypark, halfway between North Annville and Harrisburg, is a popular destination for thrill seekers and chocolate lovers alike. U.S. Highway 422 runs through Annville to the south, while U.S. Highway 22 and Interstate 81 are both directly north. “North Annville is also up near Fort Indiantown Gap, which is the National Guard Training Center,” Reed says. “I grew up around the Gap, and a lot of people in Lebanon County work there.”
