Somewhat rural Tanner is close to downtown North Bend
Tanner has a semi-rural setting without sacrificing modern conveniences and suburban comforts. The neighborhood is in North Bend, a small city in the Snoqualmie River Valley. North Bend is at the base of Mount Si, part of the Cascade Range. Scenic views and opportunities for outdoor recreation come with the territory.
It's a few miles to the historic downtown of North Bend. The riverside town was built around the timber industry in the early 20th century. These days, it's more of a bedroom community for commuters to Seattle and Bellevue, which are roughly 30 miles away.
James Hemphill Jr., a managing broker with eXp Realty, recalls a client who moved here as a first-time homebuyer: "They were looking to get off the grid but still have access to the internet. They didn't have a place in mind; they were just thinking of that particular type of environment."
Older ramblers, new contemporaries, traditionals and townhomes
Though some homes date to the first half of the 20th century, most were built after the 1980s. Older homes include ramblers; those built in recent decades are usually contemporaries or traditionals. "What you are finding in general is the area is really starting to grow with builders. They are building beautiful homes, which add to the allure," Hemphill says. Tanner has a variety of settings: from newer subdivisions with suburban-style streets with sidewalks to older home sites with larger lots off forested country roads.
Single-family homes typically range from the $700,000s to over $2 million, with some of the priciest offering 3,500 to 4,000 square feet of space. "People come from out of state, looking to make a good investment. The initial sticker shock can be a thing," Hemphill says. New construction from the 2020s includes townhomes and condos, priced from the $400,000s to $1 million, depending on size. The area between the river and Southeast North Bend Way has a concentration of townhomes and condos.
The CAP Index Crime Score in Tanner is 2 out of 10, lower when compared to the national average of 4.
Outdoor activities include fishing, hiking and skiing
Close to the Timberstone Townhomes development is Dahlgren Family Park, which has a playground, picnicking area, volleyball and pickleball courts and a trail that links to Tanner Landing Park. North Bend is a draw for its variety of outdoor recreation activities. "Some people like being near the river. It's the middle fork of the Snoqualmie," Hemphill says. Fishing is a common pastime, and hiking is also popular, as Mount Si and Little Si are nearby. Rattlesnake Lake Recreation Area, about 5 miles from Tanner, is visited for picnicking, hiking, mountain biking and activities on the lake. Trails around the Rattlesnake Lake area include Rattlesnake Ridge Trail, the Palouse to Cascades State Park Trail and the Snoqualmie Valley Trail. Stops along the 31-mile trail to Duval include Snoqualmie Falls and the Twin Peaks Bridge, a site connected to the 1990s David Lynch television series, "Twin Peaks," which was filmed in the area. The Summit at Snoqualmie, about 19 miles east of Tanner, draws skiers.
Snoqualmie Valley School District schools rated A-minus
Students may attend schools in the highly rated Snoqualmie Valley School District. Edwin R. Opstad Elementary School, Twin Falls Middle School and Mount Si High School earn A-minus grades from Niche. The high school's dual enrollment program for college credits is linked to institutions such as the University of Washington and Bellevue College.
A car-dependent area, convenient for commutes on I-90
There are some transportation services in North Bend, but fixed bus routes don't run to Tanner. Though the area is car-dependent, proximity to the highway allows for convenient travel and commutes. "The main thing is I-90 makes it a great feeder into Seattle," Hemphill says. Tanner is about 9 miles from Snoqualmie Valley Hospital, and the Seattle-Tacoma International Airport is about 35 miles away.
South Fork dining, shopping in downtown North Bend or at the outlets
Nearby is South Fork General Store and the adjacent South Fork restaurant, which specializes in Pacific Northwest dishes. South Fork hosts live music nights and an occasional supper club. In downtown North Bend, Twede's Café has a retro vibe and is visited by fans of "Twin Peaks" in search of the cherry pie and a "damn fine coffee." Grocery stores include a Safeway and a QFC. "You're also really close to the Snoqualmie Casino and the shopping mall, North Bend Premium Outlets," Hemphill says. The outlets, about 3 miles from Tanner, has dozens of shops and restaurants.
Flooding is possible, and there's also a water conservation ordinance
Flooding is possible in the area, especially when there's heavy rainfall or mountain snowmelt near the Snoqualmie River. The historic downtown is particularly vulnerable. Roughly 42 percent of North Bend is identified or mapped within a special flood hazard area (SFHA), though that designation indicates a 1% chance of flooding annually. The Public Works Department can provide info on SFHA designations for properties and assist with determining flood insurance needs via the Flood Insurance Rate Map Zone.
North Bend's Water Conservation Ordinance regulates water in stages depending on usage and environmental conditions, such as drought. The city's water comes from three sources: Mount Si Springs, Centennial Well's groundwater supply and Hobo Springs, which is a backup.
