Ashley Acres
Condos and ranch-style homes by the river
With an equal mix of renters and homeowners, Ashley Acres features multi-million-dollar homes, modest single-family properties, and townhouses. Lots are large along languid streets with tropical trees and towering oaks draped with Spanish moss. Prices start around $200,000 for small townhouses nearer JB Charleston and rise to $600,000 for large condos by the river on Faber Place. Brick ranch-style homes, bungalows, and split-levels are listed for between $350,000 and $750,000, depending on size and proximity to the river. At the high end are three-bedroom condos in riverfront subdivisions, new traditional mansions on the water, and the rare Charleston Single for between $1 million and $1.5 million. There are also new constructions around Ashley Acres.Excellent magnet schools
Midland Park Primary School for pre-kindergarten and kindergarteners received an A-minus on Niche. Located near the center of the neighborhood is Hunley Park Elementary School, which received a B-minus, and Lambs Elementary School, which received a B. Jerry Zucker Middle School of Science received a C-plus. R.B. Stall High School received a B-minus, and United States Senator from South Carolina Tim Scott is an alumnus. Two excellent schools, Charleston School of the Arts and Academic Magnet High School are located 3 miles from the center of Ashley Acres, on the other side of Interstate 26. Charleston School of the Arts is an A-rated magnet school for sixth through 12th graders and is ranked as the best public middle school in Charleston. Academic Magnet High School received an A-plus and is ranked the second-best public high school in the area.Local joints and Tanger Outlets
Along Dorchester Road, the community’s main thoroughfare, little strip malls, take-out eateries, churches and sit-down restaurants operate year-round. Many of the corridor’s restaurants are family-owned, including Sticky Fingers Rib House, Ruby’s New York Style Bagels, Stoner’s Pizza Joint and Peruvian-style chicken joint Pollo Loko, down the road from Harbor Freight. There’s much more on the other side of I-526. Tanger Outlets, Walmart, Food Lion, and several chain restaurants operate in the commercial area next to Ashley Acres. There are also entertainment venues like Topgolf and the North Charleston Coliseum & Performing Arts Center, which hosts touring musical acts and the minor league South Carolina Stingrays hockey team. The Charleston Convention Center and the North Charleston Fire Museum are also here. And Chad Houfek, a local acupuncturist, says, “The Mayor says there’s going to be a major new town center built in North Charleston within the next ten years.”A public pool and baseball fields
While the riverfront is restricted to households with docks on the river, there are playgrounds, baseball fields, pickleball courts, a swimming pool, and a recreation center at Collins Park. The Dorchester Road Library is closer to Joint Base Charleston. For a wilder and more somber experience, locals may visit Magnolia Plantation and Gardens on the other side of the Ashley River.Airport noise and mosquitos
According to Weather Underground, the average temperature in Charleston is 84, which belies summer temperatures, which regularly surpass 100 humid degrees. According to the Federal Emergency Management Agency, Ashley Acres is only in a 100-year flood zone next to the river, so mosquitoes and airport noise and emissions are the environmental issues of local concern. Charleston County takes mosquitoes so seriously that it has a mosquito control hotline. In 2023, the county treated almost 800,000 acres with organic pesticides approved by the Environmental Protection Agency. The county notifies residents 24 hours before spraying.Amtrak and I-26
According to the CAP Index, Ashley Acres has a crime score of 6, two points higher than the national average of 4. However, burglary is the primary driver of this statistic. Interstate 26 leads southeast toward the Atlantic Ocean, passing through Downtown Charleston. The Charleston Amtrak Station is next to Tanger Outlets.
